Research On Financial Risk Evaluation And Control Of Real Estate Enterprises Based On AHP-fuzzy Comprehensive Evaluation Method And Z3 Model

With the rapid growth of social economy,risk management has become a hot topic that people care about at present.For enterprises,risk means limited development,and the uncertainty of risk is likely to cause a fatal blow to the future development of enterprises.Therefore,how to prevent risks and improve the ability to deal with risks is a difficult problem for enterprises.If an enterprise wants to survive and develop,it must strengthen the identification,analysis,evaluation and control of financial risks in its daily management activities.Financial risk refers to the risk related to financing in business activities,especially the risk that the use of financial leverage in financing activities may lead to the decrease of the income of the owner of the equity of the enterprise,and even lead to the bankruptcy of the enterprise.Financial risk is an important reason that determines the capital structure of enterprises.Taking Suzhou Huarun Real Estate Company as a typical case,this thesis analyzes the financial crisis faced by this real estate company by combining the research of profitability,solvency,operation ability and cash flow,and then evaluates the financial risk of this real estate company,determines the evaluation index,establishes a model by AHP-fuzzy comprehensive evaluation method,calculates the weight to get the financial risk evaluation of this company,and calculates the financial risk evaluation result based on Z3 model.It is found that the real estate company has been at a medium level of financial risk in recent five years,but the overall score is in a downward trend,especially in 2021,the Z3 score has declined in a large proportion,indicating that the real estate company has a large financial risk,which deserves the attention of enterprise managers.Finally,by studying the financial risks of this representative company,we find the identification,evaluation and control strategies suitable for most domestic real estate enterprises,and further explore the control strategies of financial risks to real estate financing and financial risks,as well as the thinking and enlightenment caused by them.Through the demonstration process of financial risk,this thesis can provide some reference value for the evaluation and control of financial risk in the industry.
