Since the beginning of the new century,China’s real estate market has been developing rapidly,and at the same time,the demand for housing loans has also increased substantially.From 2014 to 2019,the outstanding personal housing loans of major financial institutions increased by 312.5 trillion yuan in just five years.Personal housing loan risk continues to expand,however,China’s commercial Banks is lack of effective risk prevention and resolving ability,many countermeasures to the bank is close personal housing loan business for the time being,there are some hold collateral bank is same also don’t know how to give the number of non-performing loans to reduce,whose identity has evolved into a "landlord" alternative.This paper chooses the risk of personal housing loan business of N Bank L branch as the research object,and gives practical risk management Suggestions after identifying and evaluating the risk of personal housing loan business faced by the bank.Of this paper mainly draws the following conclusions:the bank of N,L of individual housing loan business in the province of the proportion of the total scale reached nearly half of the funds of the bank and business advantage is very outstanding,however,the bank of N,L of the personal housing loan business risk management level is obviously lagging behind the development of its business scale.In general,the risk factors faced by the bank in personal housing loan business can be divided into two parts:first,external risk factors such as borrowers themselves and cooperative institutions;The other is the internal risk factors from the imperfect internal system and uneven personnel quality of Branch L of Bank N.According to the above problem,this paper combined with relevant theoretical knowledge and management experience and put forward the following Suggestions,in order to the bank of N,L can effectively improve the level of the individual housing loan business risk management,promote the long-term healthy development of individual housing loan business market:one is to strengthen the risk management of the borrower,including the truthfulness of the borrower information,credit standing the right to conduct a comprehensive,serious,establishing and perfecting the evaluation system,etc.;Second,strengthen the management of cooperative agencies,such as improving the intermediary access standards,strengthen supervision and management of real estate developers;The third is to strengthen the internal management level of the bank by optimizing the post setting,further improving the development of the monitoring system and strengthening the post-loan management.
