With the continuous deepening of reform and opening up,the business scale of commercial banks in China has gradually increased,especially in the new situation of continuous development of the real estate industry in China.The balance of personal housing loans in China has increased from 3.72 trillion yuan in 1997 to 31.15 trillion yuan in the first quarter of 2022.For commercial banks,personal housing loans have become the main business sector.The addition of commercial banks has led to the commercialization of real estate,and housing loans have become an indispensable profit growth point for commercial banks today.Although the current growth of housing loans is slow,the total amount of housing loan related businesses is already very large,which has led to the increasing difficulty of risk control for commercial banks.Currently,with some real estate developers deeply trapped in the economic crisis and the comprehensive opening of bank housing loan quotas,the risks in China’s personal housing loan business are increasing day by day.Therefore,the exploration and research on credit risk management of personal housing loan business has significant practical significance,whether for improving the current level of loan risk management in commercial banks in China or for the sustained and stable development of China’s financial market.For many years,Z Bank J Branch has attached great importance to the development of personal credit business,and the volume of housing loan business has continued to grow.Currently,personal housing loan business has become the main business of the bank,but the potential risks in the real estate industry determine that J branch must establish an effective risk prevention and control mechanism to control the continuously rising non-performing loan rate in recent years while further expanding the personal housing loan business market.This article aims to seek specific and characteristic credit risk management methods that adapt to J Sub branch.Starting from the analysis of the current situation of J Sub branch’s personal housing loan business,the article obtains through interviews and other methods that the sub branch has problems such as incomplete pre loan investigation,lack of experience of relevant practitioners,lack of unity in data processing in the approval process,and weak post loan risk evaluation methods,and finally puts forward improvement measures.In practical terms,this article studies the credit risk management of Z Bank’s J branch’s personal housing loan business,identifies the main risk points of the business,and proposes corresponding risk management and prevention measures.These analysis results not only have positive significance for the risk management of the branch’s personal housing loan business,but also have reference significance for the credit risk management and control of other domestic commercial banks’ personal housing loan business.
