| With the comprehensive promotion of the national housing system reform and the gradual deepening of the financial system reform,China’s commercial banks are actively promoting the development of personal housing mortgage loan business,while constantly exploring a balanced model of business development and risk prevention.Risk management is an important part of the management of commercial banks,and is the cornerstone of the bank’s stable and long-term development.As an important part of the business of commercial banks,the improvement of the risk control ability of individual housing mortgage loans is directly related to the improvement of the management ability and operation level of commercial banks.Firstly,this paper aims at several main risks of personal housing mortgage loan in H Branch of Bank J in the actual work process: external market risk,credit risk,business risk of developers;Internal operational risk and moral risk are analyzed in combination with actual cases in work.Thirdly,use the statistical method to make statistics on the non-performing loans generated by personal housing mortgage loans of Branch H from 2017 to 2021,and classify the various elements of borrowers.Use the statistical methods such as cumulative frequency chart and fishbone chart to make a chart,and calculate the proportion of each element of non-performing loans to borrowers.Finally,based on years of work experience,the paper proposes countermeasures to improve the risk management level of personal housing loans of commercial banks in China,and reduce and resolve the risk of personal housing loans.H Branch of Bank J has no personal mortgage housing loan business,and the personal housing loans mentioned in this paper are all personal housing mortgage loans.In view of the above analysis,the article then puts forward policy recommendations to improve the risk management of individual housing loans in H branch of bank J: first,strengthen the supervision and control of housing mortgage loan risks and reduce information asymmetry;Track the borrower’s capital status and prevent the risk of default;Commercial banks should strengthen internal risk management mechanism;Strengthen contact with industrial and commercial departments to prevent mortgage risks.As a commercial bank,we should improve the risk management system,internal control system and business operation process in order to meet the challenges from all aspects.Through literature research,statistical analysis,induction and summary,this paper will elaborate this topic from five parts: introduction,relevant theories of domestic and foreign commercial banks’ mortgage risk evaluation,current situation of J Bank H branch’s mortgage business,J Bank H branch’s mortgage business risk evaluation,and j Bank H branch’s mortgage risk prevention and control. |
