Against the backdrop of increasingly strict regulation of real estate enterprises by national policies,shrinking financing channels,and the peak period of debt repayment,optimizing internal management,improving operational efficiency,and accelerating payment collection have become consensus in the real estate industry.Although more and more real estate enterprises are beginning to attach importance to sales and collection,few enterprises have a complete and effective sales and payment management model.Therefore,this article focuses on studying the internal control of sales and collection in real estate enterprises,identifying the defects and causes of the business sector,proposing optimization measures,accelerating the speed of fund withdrawal,improving the quality of cash inflows,and further enhancing the comprehensive management strength and risk resistance ability of the enterprise.This article selects H Real Estate with a stable financial style and operational advantages as the research object,which can not only improve the quality of cash inflows of enterprises themselves,enhance their comprehensive management strength and confidence in sustainable profitability,and maintain their competitive advantage;At the same time,it can also establish internal control benchmarks for sales and collection of real estate enterprises,providing new ideas for building an internal control system in the industry;Finally,it can fulfill corporate social responsibility,assist the national financial system in improving its ability to resist risks,and maintain the stable operation of the national economy.This article is based on the five elements of risk management theory,system management theory,and internal control.The fuzzy comprehensive evaluation method is used to evaluate the internal control of H real estate sales and collection.Conduct a specific evaluation of the internal control components and indicators in this section,and combine the evaluation results of indicators at all levels with the corresponding process status to deeply analyze the corresponding links of indicators with lower scores,and identify the existing problems and causes.It can be concluded that inappropriate organizational framework,limited control environment,weak risk assessment,insufficient analysis,related procedural deficiencies,poor control activities,inefficient information communication,formalistic management,insufficient evaluation ability,and inadequate internal supervision.Through optimization principles such as legality,full staff,cost-effectiveness,checks and balances,and effectiveness,specific solutions are proposed to address the problems identified in the sales and collection process as analyzed in the article:strengthening the organizational framework system,building a good control environment,improving the risk analysis system,strengthening risk assessment efforts,improving relevant process defects,enhancing activity control capabilities,strengthening personnel assessment management,and improving communication efficiency among multiple parties,Strengthen external evaluation capabilities and internal supervision efforts to achieve the optimization goals of active,efficient and sustainable operation of enterprises,efficient and safe fund collection,and genuine and legal sales and collection business.
