| With the booming economic development of China and the continuous improvement of people’s living standards,a large amount of residential communities,office buildings and commercial complexes have been developed and built in Chinese cities one after another in recent years.Property management,as a management mode of modern housing management,has emerged with the development of the marketisation of the real estate economy and the commercialisation of housing,and is a continuation of the real estate production,circulation and consumption fields,as well as an important branch of the real estate industry.The property management is implemented as an enterprise operation,professional management,social service and market-oriented operation mechanism,which has adapted to the needs of the socialist market economy system.Accelerating the development of the property service industry is an important measure to meet the growing needs of the people for a better living environment.The daily operation of property management services greatly relies on the human labour of front-line staff.As job satisfaction directly affects the attitude,performance and service quality of employees,it is necessary to study how to improve job satisfaction.A company with satisfied employees can deliver a satisfactory service and achieve sustained competitiveness.After years of development,DZ Property Xi’an Branch has become increasingly mature in its management philosophy and approach,but it still suffers from a lack of positive work attitude and low work efficiency among its front-line staff.This paper takes the job satisfaction of the company’s front-line employees as the research object.Firstly,it compares the conceptual principles of organisational behaviour and management science on satisfaction and employee motivation,and then carries out literature research to analyse and summarise the research results of scholars at home and abroad.Secondly,it examines the current situation of human resource management in the company,focusing on the job satisfaction of front-line employees.Thirdly,the interview records of the employees were refined,and a targeted questionnaire was designed by drawing on the mature satisfaction scale.Then SPSS was used to process the questionnaire survey data to find out the main factors affecting job satisfaction,in descending order of influence: work itself and the environment,management and teamwork,overall rewards,and interpersonal relationships.Finally,based on motivation theory,the following proposals are presented to improve satisfaction: setting a reasonable workload,improving working conditions,upgrading management,optimizing communication and teambuilding,improving compensation and benefits,and widening career paths.To ensure the implementation of the scheme,it is recommended that senior leadership support be obtained,a people-oriented corporate culture be built,and a smooth feedback mechanism be established.It is expected that this study will contribute to improving the job satisfaction and human resource management of front-line employees in this company,and also provide some reference for other labour-intensive industries to optimize their human resource management. |
