Housing has always been a major issue related to people’s livelihood,and affordable housing plays an important role in regulating the failure of China’s housing market,Reducing the housing pressure of low-income people living in cities and safeguarding the basic housing rights and interests of urban residents.For a long time,China’s housing security system mainly focuses on the first and second tier cities or economically developed areas,or Pay attention to the system from the macro perspective,However,in the aspect of housing security system,the research on small and medium-sized cities is ignored.From now on,compared with first tier cities,there are some differences between small and medium-sized cities of housing security system,which needs to be highly recognized.Baotou city is an industry-based city.Although it has made some achievements in the field of affordable housing,with the development of The Times,some policy and institutional problems have also been exposed,and there is a lack of relevant special research and scientific decision-making in the supply of affordable housing.Baotou city has formulated and promulgated the "14th Five-Year Plan",The new development situation is bound to cause the rapid development of urbanization in Baotou city,According to the analysis of the current implementation status of social security housing policies,The city is also faced with the overall supply shortage,insufficient supply of funds,insufficient physical rental supply,unreasonable distribution of regional supply,residents’ application and automatic withdrawal mechanism and other problems,At the same time,it is limited by the personal income level and living consumption level of urban residents,Therefore,the construction requirements of affordable housing are also increasingly urgent,So this article will start from the perspective of supply,first,In order to better achieve the minimum supply standard of affordable housing,On the shoulders of previous studies,this paper analyzes the influencing factors of affordable housing supply in Baotou,and establishes an index system,next,Combined with the results of the variable Pearson correlation analysis,According to the method of multiple linear regression analysis,the model is established and tested,For severe collinearity between variables,model correction was performed by ridge regression analysis,It conclude that the influence of five main factors on the effective supply of affordable housing,And to further analyze and demonstrate each index.Thirdly,the collected data of gray GM(1,1)is used to forecast the demand of affordable housing in Baotou.Finally,provide countermeasures and suggestions for the targeted improvement of the supply of affordable housing in Baotou.According to the empirical results,these five variables all have a large impact on the supply scale of affordable housing in Baotou city.Among them,the impact of urbanization rate on the supply of affordable housing ranks first,financial expenditure ranks second and the per capita disposable income of urban residents ranks third.The analysis shows that the supply of affordable housing in Baotou will be less than the demand in the next five years,and the market access and exit mechanism will be improved by optimizing the location selection and reasonable layout;Increase capital investment,innovate financing methods and revitalize the vitality of the leasing market;Vigorously improve the income of residents;Reasonably regulate the price of commercial housing and promote the sustainable and healthy operation of affordable housing. |
