Analyses Of The Our Country Affordable Housing Land Supply And Influencing Factors

As house prices rise,more and more families are struggling to solve their housing problems through the market,relying on affordable housing.After years of development,our country has entered the stage of large-scale construction of affordable housing,low-cost housing construction is subject to the limitation of capital and land,especially the land has become a key factor of restricting the construction of affordable housing and the housing land supply and its influencing factors to improve the system of affordable housing land supply,increase the rationality of land supply is of great significance.Based on land supply system and the system analysis the basic contents of the analysis of the housing land supply,that is,from total quantity,structure,planning,spatial distribution of the four aspects are analyzed.This paper USES the panel data analysis to our country housing land supply total quantity,structure,plan completion is analyzed,using the comparative analysis between different cities and provinces to our country housing land supply situation and its influencing factors were analyzed,and the use of space model analysis method for the analysis of the geographical situation of affordable housing land supply,to a comprehensive understanding of China's affordable housing land supply situation and influencing factors.In this article,through analysis of affordable housing land supply condition in our country,from the quantity,structure,planning and completion,space layout and so on aspects to our country housing land supply detailed analysis to find affordable housing land supply in China has more obvious stage,economic applicable housing land supply for higher but the structure changes over policy,land supply planning is not strong,and plan to complete the situation is not optimistic,mainly on the edge of the city space layout.From the perspective of the overall situation of the country,the influence factors of housing land supply has a land system,fiscal and taxation system,housing system,economic factors,urbanization and demographic factors,etc.;However,for each province and province,the influence of GDP is inconsistent with the theory,and its main influence factors are incentive policy,land price,housing price,etc.Therefore,in order to make affordable housing land supply more reasonable,should reform the fiscal and taxation and land system,reduce the dependence on land finance of local government,promote the listed on the collective land circulation,make the local government of affordable housing land supply.In addition,scientific and reasonable plans should be made in the course of the land supply of affordable housing.
