Since the new century,with the acceleration of China’s urbanization and the in-depth development of market economy,property management companies with service as the main industry have emerged and gradually developed into an emerging industry.While the property management industry is booming,There is a big gap with the people’s demand for high-quality property services.In terms of service quality management of property enterprises,the research review at home and abroad shows that there is a lack of mature evaluation system,quantitative evaluation model and targeted promotion strategies at this stage.Therefore,it is of great significance to establish a multi-dimensional evaluation index system for the improvement of property service quality,build a satisfaction evaluation model for the service quality of property enterprises,conduct quantitative evaluation of satisfaction and put forward improvement strategies for improving the service quality of property enterprises in China.In view of the lack of scientific evaluation index system and evaluation quantitative model in the service quality evaluation of property enterprises,this paper combines the theoretical methods such as customer satisfaction theory and customer satisfaction evaluation model with the service quality evaluation of property enterprises,constructs the service quality evaluation index system of property enterprises based on literature review method,and establishes the service quality evaluation quantitative model of property enterprises based on structural equation model,LD provides new ideas and services for real estate companies to improve the quality of real estate evaluation.The main research contents of this paper are as follows:1)Service quality evaluation index system of property enterprises based on literature review method.In view of the lack of systematic evaluation index system,this paper selects the residential type property with the largest proportion in property services as the research model.On the basis of the research of domestic and foreign scholars,this paper establishes the evaluation index system of service quality satisfaction of property enterprises by selecting representative enterprises,research reviews and expert opinions at home and abroad.2)Quantitative model of service quality evaluation of property enterprises based on structural equation model.It is easy to establish a set of questionnaire and evaluation model for small and medium-sized enterprises,and it is easy to collect and analyze a set of effective data for the evaluation of the satisfaction of the whole service model in the future.Through the research and analysis of this paper,the results show that different latent variable evaluations have different effects on service quality,and different item evaluations of the same latent variable have different effects on service quality satisfaction.The matters that residents are less satisfied with the quality of property service mainly focus on garbage disposal,public lighting and so on.Managers’ service and order security maintenance have a great impact on property service quality satisfaction,while community environmental maintenance and informatization level have a limited impact on service quality satisfaction evaluation. |
