With the rapid development of the real estate market,the volume of property service is expanding,and as people’s living standards and the quality of life requirements,traditional property service can not meet the needs of the owner,the owner pay more attention to consumption experience,in this background,property management company only improve service quality,to improve the owner’s satisfaction and trust,gain advantage in the market competition.Z property management company as a national level qualification,get rapid development in the past few years,but with the expansion of the company,the management service way continues the old rules and regulations,cause service and the owner need,cause serious dissatisfaction of the owners,lead to lower overall property service satisfaction.How to improve the property service system and improve the satisfaction of owners is a problem that must be seriously considered by the current academia and business operators.Taking Z property Management Company as the research object,we first construct the conceptual model of influencing factors affecting service quality based on the theory of customer satisfaction.Then,on the basis of literature combing,the hypotheses were tested and analyzed with the help of SPSS25.0 and AMOS26.0 software,and relevant conclusions were drawn.Finally,the countermeasures and safeguard measures conform to the current situation of Z property management company.Empirical results show that management service relationship between cultural construction is not significant,management,the relationship between service and customer satisfaction is positive,public order and safety management on the relationship of cultural construction is positively related,public order and safety management and customer satisfaction is positively related,the relationship between environmental health management and cultural construction is positively related,the relationship between environmental health management and customer satisfaction is positive,the relationship between maintenance management and cultural construction is not significant,maintenance management and customer satisfaction is positive,the relationship between cultural construction and customer satisfaction is positive.
