With the deepening of China’s reform and opening up,the speed of urbanization in China is increasing day by day,which is driven by national policy dividends and people’s pursuit of a better life.However,as the real estate industry is flourishing,soaring house prices in recent years,real estate hot repeated the endlessly,lead to many ordinary residents just need to buy a house of resistance increase,which makes the domestic real estate market appears larger financial risks,therefore,countries began to adjust the real estate industry market structure,curb soaring property prices,to purchase behavior to restrict investment destination.This avoids the outbreak of financial risks and makes the domestic real estate market stable,but it is a blow to the profits of real estate enterprises.With the implementation of the regulation and control policies,many real estate enterprises are facing a large crisis of capital flow.Some forward-looking and strong real estate leading enterprises are making efforts to prepare for the survival of enterprises after the issuance of the national policy,focusing on the asset-light transformation mode of enterprises.Among them,Country Garden Group has taken a series of measures such as investment introduction,real estate crowd-funding,timely creation of "Community 020",separation and listing of property service model in order to prevent the hidden danger of high cash flow tension and realize smooth capital flow.The real estate industry is pulling the huge upstream and downstream industry chain,so the existence and healthy operation of real estate make a great contribution to social stability.Under the tightening of the housing market policy,for the current real estate enterprises,the very important development node is to use the asset-light mode to transform the assets and operation management of real estate enterprises.However,for enterprises in different regions and different scales,there are not enough objective and systematic conclusions for enterprises to refer to.Therefore,the author data released by the Hong Kong stock exchange,as well as reported in the official website of China association of real estate enterprises,combined with the National Bureau of Statistics released by the relevant indicators,country garden as the core of the study sample,analysis of various data before and after the transformation of the group’s business trends,widely collect relative data and previous literature,Case analysis method,entropy value assignment method,mutation series method and other methods,combined with the basic theoretical principles of the industry,integrated with the characteristic data indicators of Country Garden after its transformation,evaluated the corporate performance of Country Garden,analyzed and displayed every step of its transformation,and provided valuable reference for other real estate enterprises.Through a series of professional analysis of data,directly reflect the characteristics of country garden in light of financial assets has a significant change happened,we coordinated from financial performance,management performance and social performance analysis point of view,select light asset characteristics data index,analysis of enterprise performance,it is concluded that the development of a state,who strive to develop into a safe,Maximize business benefits.However,the asset-light transformation also brings some financial risks and operational risks to enterprises.Through this article analysis,the author thinks that,through asset light transition country garden group,the internal management,project development,business structure and form of the effective rectification,to ease the financial pressure,increase the profit benefit and brand value.This bring enlightenment to the real estate industry,for the transformation of the problem with this thesis also gives Suggestions. |
