| In recent years,with the continuous outbreak of default events of real estate enterprises such as Evergrande Real Estate Group,Fantasia Group and the promotion of national macro-control factors such as real estate tax pilot,the real estate industry has entered a trough period,and most real estate development enterprises are facing fierce market competition.According to the official website of China Business Enterprise Research Institute,there are 99544 real estate development enterprises in China,and small and medium-sized enterprises account for more than 99%.In the recession of the real estate industry,how to improve their competitiveness has become a key issue for small and medium-sized real estate enterprises.SAXC real estate company is a typical small and medium-sized real estate enterprise.Its development projects lack continuity,and its business ability and brand awareness are low.The above characteristics are representative in the industry.This paper takes SAXC real estate company as the research object,analyzes it through strategic management tools and combined with strategic management theory,and selects the appropriate competitive strategy based on the detailed analysis of internal and external environment,advantages and disadvantages.Firstly,this paper introduces the current market situation of SAXC real estate company,and analyzes the external environment of SAXC real estate company through PEST analysis and Porter’s five forces model.Secondly,this paper introduces the basic information of SAXC real estate company,such as enterprise operation,financial status and marketing ability,and analyzes the internal environment of SAXC real estate company.The internal and external factors are assigned through the internal factor evaluation matrix(IFE matrix),external factor evaluation matrix(EFE matrix),and the influence degree of each factor on SAXC real estate company is analyzed.Through the analysis of these factors and SWOT matrix,the QSPM matrix is used to evaluate the optional competitive strategy,and the differentiated competitive strategy is selected for SAXC real estate company.Finally,the paper shows the implementation mode of SAXC real estate company’s differentiated competitive strategy,and puts forward some suggestions on the safeguard measures of differentiated competitive strategy from the perspectives of corporate culture,human resources,corporate structure and system,financial management and so on.In this paper,the research on the competitive strategy of SAXC real estate company is of great significance.It seeks the competitive strategy suitable for the development of small and medium-sized real estate enterprises,provides ideas for the next development of SAXC real estate company,and also helps similar enterprises find development paths and avoid industry cycle risks. |
