In recent years,with the rapid development of China’s economy and society and the continuous improvement of people’s living standards,the urbanization process has been accelerating.Shanty town reconstruction project is an important part of the current in-depth promotion of urbanization construction,which can effectively promote urban development,expand domestic consumption,increase housing supply,adjust the real estate market,etc.But shantytown transformation is a complex system project,involving the prophase planning,evaluation removed),area construction,a property of settlement,sales,and other links,long duration and participants is more,will face design is not perfect,indications,financing difficulty is big,does not reach the designated position,construction management chaos,such as policy changes in delivery risk problem.Therefore,in order to ensure the orderly advancement of this benefit project,it is necessary to carry out risk identification,risk assessment and risk response to the risk problems that may be encountered in the whole process of shanty town reconstruction project in advance,so as to ensure the smooth implementation of the project in every link.In this paper,combined with the current development trend of shantytown reconstruction projects,the use of risk management theory,divided into four parts of a shantytown reconstruction project in C city for in-depth research.The first part is a comparative study of the research results on the risk management of shanty town reconstruction at home and abroad by referring to the literature,sorting out and summarizing the research background and significance of the risk management of a shanty town reconstruction project in C city,establishing the framework of the paper and providing a clear research reference for the subsequent writing.The second part,through the analysis of shantytown and shantytown reconstruction related concepts,risk and risk management concepts and classification,engineering project risk management procedures and methods,the risk management theory of a complete comb research,so as to better provide a theoretical basis for risk assessment and risk response data;In the third part,according to the basic situation of a shanty town reconstruction project in C city and the demolition and resettlement scheme,the possible risk factors are analyzed by questionnaire,and the risk identification of the four stages of the project is carried out by flow chart method.Furthermore,6 major risks including economic risk,management risk,social stability risk,policy risk,technology risk and natural risk,as well as 18 index risks are determined.The fourth part,using the Delphi method,fuzzy comprehensive evaluation method and AHP(analytic hierarchy process),and build a risk assessment system,calculating the shantytown renovation projects of all kinds of potential risk factors in the weight of the whole project,finally summarizes risk assessment conclusion,formulate corresponding measures against risks,through early intervention,the greatest degree avoid risks,ensure smooth completion of this project.Through the research,this paper thinks that the shantytown reconstruction project involves more risk factors than the general real estate project,especially the risk of demolition and return of social stability risk,which is its unique risk type.For renovation project in a shantytown area C,identify the order of six risk factors and risk rank is the Economic risk > Management risk > Social stability risk > Policy risk > Technology risk >Natural risk,the project belongs to common medium risk overall,whole is controllable,if from the specific measures in advance of the main risk,can effectively control the risk response,Ensure the smooth implementation of the project,so as to promote the orderly development of local economy and society. |
