The Risk Assessment And Prevention Strategies For Shantytowns Project Of H Real Estate Company

H real estate company was founded in December 2011,and is a state-owned platform company under the Management Committee of a new district.One of the important operations of H real estate company is the development and construction of shantytowns in the new area.There are 77 completed and under construction projects,which have made great progress in the process of slum reconstruction.With the construction of the shantytown renovation project,the risk factors in the renovation process of shantytowns are becoming more and more prominent,H real estate company manages and guards the risks in the renovation of shantytowns through the improvement of organizational structure and internal audit,however,in the early stage of shantytowns construction stage,the delivery stage facing design,quality,safety,etc..Therefore,how to effectively analyze the risk factors of shantytowns project and formulate corresponding risk prevention strategy is the key to ensure the smooth implementation of the project.On the basis of collecting and arranging a large amount of literature and the project risk management theory,this paper systematically studies the risk assessment and prevention strategy of H real estate company shantytowns project.First of all,through the brief introduction and risk management of H real estate company,this paper reveals the risk problem of shanty town reconstruction.Secondly,through the whole life cycle theory,the shantytowns project is divided into three stages,namely the early stage,construction stage and delivery stage.The risk factors are analyzed,and the risk assessment index system is established.Then,select the D shantytowns project of H real estate company to focus on analysis,using Fuzzy AHP method to determine the weight vector of each index,fuzzy risk evaluation,fuzzy membership vector;the weight vector and fuzzy membership vectors were integrated to calculate the results of fuzzy comprehensive evaluation of different levels the results were analyzed.Finally,the risk control strategy of shanty towns in D shantytowns project was formulated.In this paper,research features and innovations:(1)Through the life cycle theory,from shanty towns transformation project in the early stage,construction stage,the delivery phase of project risk list,constructed the H property company shantytown renovation project risk evaluation index system;(2)Fuzzy AHP method is used to assess the risk of shantytowns in H real estate company;(3)According to the results of risk assessment,the risk prevention strategy of D shantytowns project is proposed.In this paper,This study not only provides a set of risk factors and operational methods and preventive measures for the shantytowns project of H real estate company,and provides a theoretical basis and ways for the risk management of the same industry in other projects.
