Jinan City is the capital city of Shandong Province.In recent years,Shandong has implemented the strategy of "Strengthening the Provincial Capital",supporting Jinan to build a modern international metropolis with "big,strong and beautiful Fortis",and promoting the construction of a national central city.The urbanization of Jinan is developing rapidly.By the end of 2021,the resident population of Jinan will increase from 6.81 million in 2010 to 9.336 million,and the urbanization rate of the resident population will increase from 63% in 2010 to 74.2%,accompanied by high housing prices.High housing prices have not only become a burden on residents’ journeys,but have also squeezed residents’ consumption in other areas,resulting in serious domestic demand shortages.Many real estate projects in Jinan have been interviewed by the Ministry of Housing and Urban-Rural Development due to the rapid price increase.In May 2021,four departments including the Ministry of Housing and Urban-Rural Development will hold a symposium on real estate tax,and six cities including Jinan will be listed.In 2021,22 hot cities,including Jinan,will take the lead in implementing the "two-concentration" of land supply: centralized release of sales announcements,centralized organization of sales activities,and centralized release of residential land bidding and auction announcements in 3 batches throughout the year and implementation of the bidding process.Auction and listing activities will guide rational competition in the market.Although the government has been regulating the real estate market through various macro policies,the effect is not very significant,and housing prices are still showing a rapid upward trend.The means of real estate regulation have different effects depending on the supply side and the demand side.Since land supply is a prerequisite for real estate development,it will have a direct impact and effect on the development of the real estate market,attracting a lot of scholars’ attention and research.Especially in the context of the national real estate regulation of “policy by city”,the land supply policy is studied in a targeted manner,and the problems existing in the specific implementation of land supply in terms of quantity,transfer method,regional structure,price and other factors can be solved.The government implements regulation measures and puts forward suggestions according to the actual situation of the city.At the same time,it can also help government departments to formulate more scientific land supply plans,promote the efficient and intensive use of limited urban land resources,and play an important role in regulating the real estate market at the micro level for government departments.Practical role and practical guiding significance.Therefore,this paper takes Jinan City as the research object,on the basis of referring to the relevant research status and achievements at home and abroad,through the most direct form of real estate price,from the perspectives of the quantity of land supply,transfer method,regional structure,price,etc.Starting from the Shandong Real Estate Association,Shandong Institute of Housing and Urban-Rural Development,Mingyuan Cloud Data Center,and Kerui Real Estate Data Center on the details of land supply and related data on real estate prices in Jinan,data analysis and empirical evidence Analyze,research and reveal problems with land supply.The study found that the total amount of land supply,the way of land supply transfer,the regional distribution of land supply and the price will all have an impact on the land market and real estate market.Due to the existence of certain cycles in land development,changes in land supply factors will not have an impact on the real estate market in the short term,but it will promote the price of commercial housing in the medium and long term.Increasing the proportion of land for affordable housing will have a significant positive effect on the price of commercial housing in the short term,and will inhibit the rise in the price of commercial housing in the long run.The price of land supply has a significant positive effect on the price of commercial housing in both the short and long term.Finally,it is proposed that the new land supply has higher and higher requirements for the comprehensive perspective of real estate development and the ability to integrate multiple resources,and proposes suggestions for the perspective of land supply: optimizing land supply policies,improving the specific countermeasures of government policy effects,formulating scientific,standardized,sustainable The development of the land supply system,reform the regional layout of land supply,optimize the structure,strictly investigate and deal with idle land,strengthen the construction and improvement of the information disclosure platform,control the land price,and reasonably control the land price.
