The real estate industry occupies an important position in my country’s economic structure and shares weal and woe with many industries.It is an important industry in my country and has a very important impact on the country’s fiscal revenue.After the reform and opening up,especially since the 21 st century,the real estate industry has developed rapidly,but it has also accumulated certain bubbles.In order to avoid the further expansion of the real estate bubble and maintain the stable and orderly development of the social economy,the Chinese government has introduced various macro-control measures in recent years to curb the further expansion of the real estate bubble,and the real estate industry has also entered a stage of stable development.Due to the combined influence of various factors such as the increase in land prices and the strict control over the number of real estate transactions and prices,the income of China’s real estate industry has begun to decline,and competition among companies has also intensified.Many real estate companies have gradually adopted asset-light strategies.Operation models,such as Vanke,Wanda,Lvcheng China and other leading real estate companies in China,after learning the successful experience of foreign leading companies’ asset-light operation model,these companies have explored the asset-light operation model in China and achieved success.Seazen Holdings is a well-known real estate company group in China.It has proposed to implement an asset-light operation model since 2016,and it is still in the stage of exploration.This paper takes Seazen Holdings as a case company,studies its asset-light operation mode,analyzes and summarizes the reasons and paths of Seazen Holdings’ asset-light operation,and studies its financial performance through entropy method and Du Pont analysis method.Whether the decision-making of the asset-light operation model adopted by Seazen Holdings is scientific,analyze the relationship between the asset-light operation model and the financial performance of the company,verify whether the implementation of the asset-light operation model by Seacity Holdings has a favorable impact on the performance of the company,and explore better future real estate companies.The road of development,in order to provide experience and reference for real estate enterprises.This paper mainly adopts three research methods: literature research method,case study method and comparative analysis method.Through the analysis of this paper,we hope to have a deeper understanding and understanding of the asset-light operation mode,and further improve the relevant research work on the implementation of asset-light operation by real estate enterprises.It is expected to bring certain reference significance to real estate enterprises that are preparing to implement the asset-light operation model. |
