The report of the 19 th National Congress pointed out that the main contradiction of China's society in the new era has been transformed into a contradiction between the people's growing needs for a better life and the development of unbalanced development.The country is shifting from a high-speed growth stage to a high-quality development stage.Real estate companies must also adapt to this change and adjust their own development strategies.Only in this way,the enterprise's cause will have a longer life.In the past,real estate companies have relied on land premiums and urbanization to obtain huge profits.However,the national policies and economic situation have changed in the new era.China's real estate industry is facing the problems of rising land costs,difficulty in raising funds,difficulties in sales,and large financial risks.The competition of real estate enterprises has become increasingly fierce.In this context,many companies have attempted a strategic transformation of light assets in order to seize the new machine of survival in the fierce market development,so that the company can continue to develop for a long time.The light asset strategy can help enterprises to use their superior resources to invest in high-margin links to gain revenue,strengthen their core competitiveness,expand diversified development and diversify risks,de-leverage at the same time,improve the overall management level of enterprises,and alleviate the real dilemma of enterprises.Through the literature research and case study methods,this paper takes Vanke Group as an example to study the financial risk in the process of strategic transformation of light assets,and evaluates its transformation risk by establishing an evaluation model,finally,evaluate and draw conclusions and inspirationsThis paper first explains the background and research significance of the research,reviews the literature,defines heavy assets,light assets and financial risks,and points out the theoretical basis of the light asset strategy.Then analyze the background,reasons and the specific content of the strategic transformation of Vanke's light assets,and explain Vanke's transformation strategy in detail: relying on the light assets equity project,real estate finance,real estate + service and business partner system,and then the financial risk of Vanke Identify.Then,it constructs an evaluation system for the financial risk of Vanke's strategic transformation,and uses the AHP-entropy method and comprehensive evaluation method to evaluate the financial risk trend of Vanke's light asset strategic transformation,and finally evaluates the financial risk of Vanke's light asset strategic transformation.It mainly analyzes and studies the two aspects of quantitative,qualitative and draws the result of the overall decline of financial risk of Vanke's light asset strategic transformation,It is pointed out thatthe strategic transformation is reasonable and can be used for reference.Finally,on the basis of the analysis of Vanke,the conclusions and enlightenment of the real estate enterprises to carry out the strategic transformation of light assets are given.Through research and analysis,this paper believes that the strategic transformation of real estate enterprises' light assets is feasible and necessary.However,the specific transformation strategy of real estate enterprises must conform to its own characteristics.It must not be followed blindly.It is necessary to draw lessons from experience.The strategic direction can be accurate self-awareness to enhance competitiveness,develop real estate finance to broaden financing channels,expand value-added services with “Internet+”,and strengthen cooperation and share to achieve rational development.
