The real estate business is a critical component of our national economy,and its growth is directly linked to the national economy and people’s livelihoods.The development of real estate has been limited by the continuous introduction of real estate-related regulation policies and the poor market environment in the context of COVID-19.Real estate development takes a long time and a lot of money.The safe operation of the capital chain can ensure the smooth development of real estate enterprise projects.Therefore,it is important to study the risk management of the capital chain of real estate enterprises.Guided by risk management,this paper takes LD real estate enterprises as the case object through the methods of case study and quantitative analysis.Firstly,it introduces the basic situation of enterprise development and the current situation of capital chain,And a scientific and reasonable financial indicators to identify the risk of LD real estate enterprise capital chain three link,found that enterprises exist single financing channel,debt service pressure is bigger,capital turnover speed is slow,the expansion speed too fast,poor profitability,commercial housing inventory turnover is slow,the problem such as accounts receivable bad debts too risky.Secondly,the entropy method is used to classify the risk indicators of the capital chain,and the Z model and the F model are used to evaluate the overall risk of the capital chain.It is found that the capital chain of LD real estate enterprise is unstable and there is the possibility of capital chain fracture.In order to further find out the causes of the risks existing in the capital chain of LD real estate enterprises,they are divided into external reasons and internal reasons,including the influence of credit policies,market environment,unreasonable internal financing planning,improper investment strategy,lack of risk management mechanism and other reasons.Finally,according to the risk and the cause of the risk,reduce the debt ratio,improve the efficiency of capital turnover;Closely follow the national policy,improve decision-making and investment ability,strengthen project control;Improve the company’s internal control system,make use of brand advantages to enhance marketing ability and other aspects of optimization suggestions,so as to promote enterprises to prevent capital chain risks to the maximum extent.This paper aims to identify and evaluate the risks in the capital chain process of LD real estate enterprises,not only to provide prevention and control measures to improve the stable operation of the capital chain,At the same time,it also provides experience reference for relevant enterprises in the real estate industry to improve capital chain risk control and optimize management level. |
