Real estate industry belongs to one of the pillar industries in China,facing the challenges and opportunities under the new economic normal,to keep the real estate industry healthy and stable development,in order to play a positive role in driving our social economic growth.The Twenty Reports again stated: "Insist that the house is used for living,not for fraudulent positioning,Accelerate the establishment of multi-agent supply,multi-channel security,rental and acquisition of housing system." This means that the next development of the real estate industry will focus more on the protection of people’s livelihoods,quality.Affected by the macro environment and industry environment,most real estate enterprises are faced with financing difficulties,poor sales,the slow rate of return of funds,thus increasing the risk of enterprise capital chain break.It is an important tool for the sustainable development of real estate enterprises to strengthen the risk identification capacity of capital chain and put forward effective countermeasures to prevent and control it.This paper mainly uses case study,financial index analysis and comparative analysis to discuss W real estate enterprise capital chain risk management.This paper first introduces the basic situation of W real estate enterprises and the current situation of capital chain operation.Secondly,by identifying the risk of W real estate enterprise’s financial chain in three dimensions: macro environment,industry environment and enterprise level,it is found that macroeconomic policy will influence the financial chain.A competitive industry environment can lead to capital chain risks;At the corporate level,from the three phases of fund raising,capital use and capital return analysis,it was found that there are risks such as high long-term and short-term debt repayment pressure,lower profitability,rising costs and slower turnover of inventory and total assets.Evaluated by the F-score model,it was found that the risk of the capital chain gradually becomes larger.Third,analyze the reason of W real estate enterprise capital chain risk,and according to the existing risk of W real estate enterprise capital chain,from the macro level,industry level and enterprise level to put forward prevention and control measures.Finally,according to the case study,the following enlightenment is obtained: The state should continue to deepen and perfect the real estate industry financing policy,the real estate enterprises should strengthen the external environmental risk identification capacity,and design a rational and effective management model is an essential way for the high-quality development of real estate enterprises.The purpose of this paper is to identify and prevent and control the risks in the cycle of W real estate enterprise’s capital chain.We hope that through the research of W real estate enterprise capital chain risk management,we can provide reference for other domestic real estate enterprises to optimize capital chain risk management.
