In recent years,the real estate industry has been subjected to stricter macro-control.In the fierce market competition,the financial risks of real estate companies with high leverage,high debt and high guarantee have gradually emerged.It has become more difficult to finance and turn over funds.Taihe Group is the representative of the "three high" type of large and medium-sized housing enterprises,its default has become a typical event of default,financial risks can not be ignored.This thesis focuses on the core theme of financial risk management.After analyzing the status of the real estate industry,it focuses on capital movement and identifies the current financial risks of the company from three aspects of financing risk,investment risk and operating risk.Then from the solvency,operating capacity,profitability and development capacity of its financial capacity is analyzed,and based on its specific financial indicators to build a financial risk evaluation model,rank and analyze the severity of financial risk factors of Taihe Group.The research results show that Taihe Group’s current financial situation is severe,in terms of financing risks: the company’s debt ratio is too high,the proportion of current liabilities is large,and the bonds and medium-term notes are concentrated due,the company’s debt paying ability is weak,the repayment pressure is big.In terms of investment risks,the company adopted the expansion strategy in the early stage,and the demand for funds exceeded the range that the company could bear.Moreover,the income of investment projects was not good,and the profitability was weak.In terms of business risks,it is difficult to sell real estate products,inventory is overstocked,capital is limited,costs and expenses are squeezing profits,and capital chain pressure is increasing.According to the results of the expert survey method,among many factors affecting the company’s financial risk,the first-level indicators that need to be paid attention to are the debt paying ability,operation ability,profitability and development ability.From the point of view of secondary indicators,quick ratio,current ratio,inventory turnover and sales profit margin have great potential risks,which deserve the most attention.Based on the in-depth analysis of the evaluation results,it can be concluded that the specific influencing factors of high financial risk of Taihe Group are financing risk caused by excessive growth of current liabilities,operation risk caused by slow inventory turnover,and investment risk caused by declining profit level of real estate products.Finally,this paper puts forward the following financial risk control countermeasures for Taihe Group based on the evaluation results: reasonable arrangement of financing structure,optimization of diversification strategy,acceleration of inventory turnover,widening product profit space.It is hoped that the research results of this paper can help Taihe Group to deal with the current financial risks,and provide reference for other real estate companies to prevent and deal with financial risks,so as to promote the healthy development of the real estate industry.
