| In the past three decades,China’s real estate industry has experienced from the embryonic stage to the vigorous development stage,and then to the current adjustment and standardization stage,which has injected strong vitality into reform and opening up and socialist construction,and has become an important pillar of the national economy.Since 16 years ago,the state officially proposed that "houses are for living,not for speculation".The real estate industry has entered the stage of adjustment and regulation,and the relevant regulatory policies have been gradually increased to promote the steady and healthy development of the real estate market.The real estate industry has gradually abandoned the past business model of high debt and fast turnover,and instead improved the management level to further improve efficiency,The government’s "three red lines" policy has further promoted this change.At the beginning of 22 years,Vanke,the industry leader,put forward the conclusion that the real estate industry has entered the "black iron era".In the second background,the profit margin of the whole industry is gradually declining.It is very important for real estate companies to strengthen cost management in order to survive in the increasingly competitive market.Under the guidance of value chain theory,target cost management theory,responsibility cost management theory and whole life cycle management theory,combined with the working experience of cost management,this paper takes CR real estate company as the research object,summarizes and analyzes the current situation of cost management system of CR real estate company in standardized management Problems existing in responsibility cost management and supplier management,analyze the causes of the problems,and put forward optimization schemes for these problems.Comprehensively optimize the standardized flexible management,responsibility cost decomposition and supplier ecological construction,and put forward safeguard measures from three aspects of organization,system and technology to ensure the implementation of the optimization scheme.In this paper,the cost management of CR real estate company is optimized and designed to form a feasible improvement scheme suitable for the current development stage of CR company.It is hoped that this research can bring help to the management improvement of CR real estate company,and provide some references for other real estate companies to strengthen cost management. |
