Land is the material basis of people’s social life.Entering the new century,the process of urbanization and informatization continues to rise.The industrial land in the central area of my country’s urban areas with traditional heavy industry and manufacturing as the main function is gradually declining,and industrial buildings are even idle.The urban landscape is out of place,which in turn produces different degrees of transformation demands.Zhengzhou is an important industrial city.Industrial manufacturing once brought brilliance to the city.Nowadays,urban construction land is increasingly scarce.The contradiction between more people and less land is becoming more and more obvious in the central area of the city.The supply of urban land is gradually tightening,forcing the use of urban land.Entering the shrewd growth stage of excavating stock land for redevelopment,old industrial land has re-entered the vision of urban construction,and how to "rejuvenate" old industrial land again has become an important step affecting urban development.At the same time,various emerging industries and creative and cultural industries are in the ascendant,becoming a new driving force for urban renewal,providing solutions for the redevelopment and utilization of old industrial spaces in urban areas.The idle or inefficient industrial land left over from history has turned to provide a material carrier for urban renewal,opening a window of opportunity for the optimal allocation of old industrial land in the urban core area.This transformation can effectively alleviate the contradiction between supply and demand of land resources in the central area of the city,and lay the foundation for building a modern livable city.On the basis of absorbing the basic content of urban renewal and research progress at home and abroad,this paper comprehensively analyzes the theoretical logic of urban renewal and old industrial land reuse,and then combines field research and social and economic data to analyze the status quo and original utilization benefits of industrial land in Zhengzhou.Low problem,trying to provide diversified suitability strategies for the secondary utilization of industrial land.From the social,economic,cultural,environmental and other aspects of urban renewal and promotion,this paper uses the factor analysis method to construct an evaluation index system suitable for the renewal and improvement of industrial land,and then uses the analytic hierarchy process to construct an evaluation model for the benefits of industrial land renewal and renovation.Select the representative industrial land renovation project in Zhengzhou-Ruiguang Creative Factory for empirical test,and provide the basis for the project renovation effect and improvement direction through fuzzy comprehensive evaluation method and importance-performance analysis.Finally,from the perspective of urban renewal,four paths for the efficient use of old industrial land are proposed,and safeguard measures are put forward for possible problems and difficulties in the implementation of the paths,in order to help optimize the renewal and utilization of old industrial land.The research results show that urban renewal can promote the efficient use of old industrial land,and the efficient use of old industrial land provides a material carrier for urban renewal.The original utilization efficiency of old industrial land is not high.The overall benefit of old industrial land represented by Ruiguang Cultural and Creative Park has been improved.The order of benefits in all aspects is social benefit > cultural benefit > environmental benefit > economic benefit.The better results are in line with the overall goal of urban renewal and efficient utilization of old industrial land.Under the guidance of urban renewal,the efficient use of old industrial land can be improved through the path of cultural and creative industry parks,commercial complexes,urban parks and industrial tourism.At the same time,the government should improve relevant land planning and policy guidance,balance The protection and development of industrial heritage,the specialization of transformation,and the improvement of supervision and management capabilities can provide a certain reference value for other similar projects in the planning and implementation strategies of industrial land transformation.
