The Study On Land Use Change Law And Influencing Factors In Urban Renewal Area

Urban renewal is the main form of urban development and construction in the highly urbanized areas,and the urban renewal can realize the upgrading of urban functions,industries and structures through the redevelopment of the urban built-up land.Based on the theory of land use and urban space,this paper makes a theoretical and Empirical Study on the land use change and its influencing factors in urban renewal.The full text is divided into six parts: the first part describes the research background,research significance and research methods.The second part is the summary of relevant theoretical basis and the definition of the concept and connotation of the research object.In the third part,based on the theoretical basis and research purposes,the research model is selected and the model operation process is detailed.In the fourth part,the author makes a qualitative and quantitative analysis of land use change in Yuzhong from the following three aspects: land use form,function and structure.The fifth part from the land use change of social economy and market environment in two aspects analysis of influencing factors of land use change in residential,commercial and industrial,public administration and public services,through the correlation analysis and multiple regression analysis,quantitative measurement,combined with the District of Yuzhong city development summarize the characteristics of influencing factors characteristics.The sixth part according to the conclusions of this paper,the author puts forward some suggestions on how to improve the urban renewal planning and construction management.The study found that: 1 in Yuzhong city renewal has stage characteristics;residential,commercial,industrial land is always the city land use updating land use types of major changes in each stage of city regional spatial variation effect;function update obvious land use system from disorder to order,the land use structure tends to balance.The change of land use in Yuzhong district is not only affected by the mac ro level of urban economy,industry and transportation,but also closely related to the interaction effect of different functional areas in the land use area.The last part of this paper: to strengthen the city renewal experience feedback mechanism,and the overall level of city planning and updating unit level multi-level control,strengthen regional coordination,functional assessment of update project planning,improve the efficiency and scientific management of city renewal.
