For a long time,small and medium-sized real estate construction enterprises have become the main force of the real estate industry,occupying the vast majority of the market.Not only the number of companies is large,but also the scope of projects involved is wide.Efforts to develop small and medium-sized real estate construction enterprises will help the economic development of the whole real estate construction industry.However,due to the restriction of real estate projects in recent years,the number of real estate construction projects has been reduced,and the fierce competition in the industry,many enterprises are on the verge of bankruptcy.If small and medium-sized enterprises want to continue to survive,they must change the traditional management mode.While ensuring the construction quality,they must reasonably integrate and plan all kinds of resources required for the project,achieve the optimal control of costs,improve the profitability,Only in this way can we make great progress in the fierce competition.The object of this paper is TK real estate project,focusing on its cost control.First of all,the related theoretical literature is elaborated to form a certain theoretical support;Secondly,the problems existing in TK real estate project cost control are analyzed as follows: untimely adjustment of cost budget in advance,inaccurate cost feedback and accounting in the process,and no in-depth analysis of post completion settlement;Thirdly,further analyze the existing problems and reasons of TK real estate project cost control and formulate targeted improvement countermeasures,namely,reduce the technical expenses in the design process,reduce their proportion in the overall project cost,effectively control the bidding and quotation work,improve the scientificity of bidding and pricing,further control the specific expenses,accelerate the construction speed,and pay close attention to the project completion settlement process;Finally,aiming at the existing problems of TK real estate project cost control,targeted improvement measures are formulated,mainly including fully optimizing and improving its project cost management and control organization system,improving its responsibility system and specifying the specific responsible person,forming a scientific reward and punishment system and a perfect assessment and incentive mechanism. |
