For the real estate industry,the capital is the lifeline of the enterprise.The use of financing tools is related to the sustainable and healthy development of enterprises.In recent years,there was a tremendous impact on the market by Chinese real estate control policy,including the improvement of the price of land,narrowing financing channels,and increasing the difficulty of sales.Many real estate companies began to implement "Asset-Light" as the enterprise long-term development strategy.In this environment,it has realistic significance for the real estate enterprises in China,especially commercial real estate enterprises to know how to broaden the financing channels,innovate financing tools,and use capital market assets to stimulate vitality.Started on the analysis of the financing status and the financing tools commonly used in real estate enterprise,this thesis leads to the financing tools which benefits the operation of commercial real estates in the capital market of other advanced countries and regions,and explain them one by one.Then based on Chinese real estate market,selects the CapitaLand group,a large foreign-invested real estate group which has a background of capital from Singapore,as the research object.Analyze the "real estate and capital",its financing mode of real estate portfolios,which is used in domestic commercial real estate development and achieves a better result.By analyzing main performance indicators of the representative CRCT products and the design of the capital value chain,extract and offered a kind of method suitable for the development and operation of commercial real estate enterprises in China.At the same time,this text systematically settled the relevant laws and regulations of the current real estate financial regulatory policy,as well as the exploration and attempts making by major real estate enterprises in the application of innovative financing tools.Try to find out the obstacles to develop innovation financing mode currently,and propose specific operational solutions,hoping to provide practical support to real estate enterprises in the future and to expand financing channels.
