In recent years,with a series of macro-control policies and people’s ever-growing needs for a better life,China’s real estate market has gradually moved from a "quantity-based"development stage to a "quality-based" development stage,the extensive and simple mode of relying on leverage to acquire land for profit no longer exists,and the mode of making profits through refined,professional,and talent management has become the mainstream.Some companies,including leading enterprises,have been eliminated due to their slow response speed of transformation,which did not follow the law of market economy.In this context,real estate companies need to elevate the management standard,give full play to the cohesion and centripetal force of employees,create more value for the company,keep pace with the trends of the times,constantly adjusting its strategies and policies in accordance with changing circumstances.As the link between employees and the company,the department plays an important role.Therefore,establishing a reasonable department performance appraisal system will promote the realization of the company’s strategic goals.Starting from the background of real estate in our country and the current situation of the market,the thesis takes Y real estate company as an example,discusses the important role of departmental performance appraisal in the development of the company.Y real estate company is in the transition stage of refined management,and the imperfect performance appraisal system of departments is representative of real estate enterprises.The thesis conducts a comprehensive investigation on the current departmental performance appraisal system of Y Real Estate Company by means of interviews and questionnaires,analyzes existing problems and employees’ concerns.Combined with the actual situation of the company,based on the Key Performance Indicator Method and the Balanced Score Card,the thesis comprehensively analyzes the responsibilities of the departments.Based on the strategic principle,a comprehensive departmental assessment index has been formulated.In addition,according to the principles of fairness and distinction,the original system has been optimized,and a scientific and reasonable departmental performance appraisal system has been formed,which achieved objective measurement,timely supervision,effective guidance,scientific rewards and punishments of departmental work performance.The thesis optimizes the original departmental performance appraisal system according to the actual needs of Y real estate company in operation management,aiming to build a bridge between the company’s strategic goals and employee performance appraisal indicators,enhance employees’ perception of work value,stimulate employees’ enthusiasm for work,realize the common growth of employees and the company,promote the completion of the company’s overall goals,and also hope to provide reference for the construction and optimization of performance appraisal systems for other real estate companies.
