Study On The Willingness Of Skilled Talents To Choose Housing And Its Influencing Factors In Dongguan City

The 20 th Party Congress continues to emphasize the accele ration of the establishment of a housing system with multiple main supply,multi-channel protection and rental and purchase,to enhance people’s well-being and improve their quality of life.As a world-renowned "manufacturing city",manufacturing is the root and soul of Dongguan,and the development of manufacturing industry is inseparable from skilled talents.With the continuous rise of high housing prices an d rising rents in Dongguan,skilled talents are facing difficulties in settling down an d buying houses.In this context,this paper is an in-depth study of the housing needs and willingness to choose housing for skilled talents in Dongguan and the influencing factors to provide suggestions and countermeasures for the relevant government departments on housing for skilled talents,so that they can gain skills,have a place to live and improve their quality of life.This paper firstly compares and summarizes the literature review on the willingness to choose housing,willingness to choose talent housing and housing for skilled talents at home and abroad;secondly defines the concepts of skilled talents and willingness to choose housing in this paper,adds push and pull theory,rational consumer choice theory,family life cycle theory and human capital theory to provid e theoretical support for the following study;explains the sources of questionnaire data and Interviews and questionnaires are designed to provide a descriptive descri ption of the basic characteristics and housing characteristics of skilled tale nts;secondly,eight typical case interviews of skilled talents are analyzed qualitatively;then,combining the literature review in chapter 1,the theory selected in chapter 2 and t he actual situation of skilled talents in Dongguan City,demographic characteristics,econ omic and employment characteristics,willingness to choose characteristics,and social security characteristics are selected as independent variables The factors such as d emographic characteristics,economic and employment characteristics,choice characteris tics,and social security characteristics were selected as independent variables,and the rental and purchase of housing for skilled personnel were used as dependent variab les.A binary logit regression model was applied to quantitatively analyze the factors aff ecting the willingness to choose housing for skilled personnel,and the significance of each factor was derived.Combining the results of the qualitative and quantitative research studies,the findings show that: the gender of skilled talents is more willing to purchase housing than that of men;married ones are more inclined to purchase housing than unmarried ones;the older they are,the stronger their willingness to purchase housing,and the younger they are,the more they tend to rent housing;the higher the level of profess ional qualification certificate,the stronger their willingness to purchase housing;the larger the family size and the higher the annual household income,the stronger their willingness to purchase housing;the more they care about The more they care abou t housing price and the greater the role of housing fund,the stronger their willingness to purchase housing;the more they know about the housing security policy of Dongguan skilled talents and the stronger their sense of belonging to Dongguan,the stronger their willingness to purchase housing;at present,skilled talents enjoy very little of Dongguan city’s security housing policy and do not know enough about Dongguan city’s security housing policy;most of the skilled talents think that it is difficult to apply for security housing and the threshold is high;skilled talents’ current housing form is mainly rental housing.Most of the skilled talents do not have a high income level,but they have a strong demand for purchasing housing,and they hope to purchase shared ownership housing under the background of high housing price.In view of the above findings,we propose countermeasures and suggestions,including: to establish a differentiated housing support system for skilled personnel;to enhance the level of education and vocational skills to increase the income of skilled personnel families;to strengthen the role of the Housing Provident Fund,we will give full play to the role of the Housing Provident Fund system;step up publicity,actively promote housing security policies,and increase the understanding of the policy;scientifically and rationally predict the demand for housing with common property rights,and build more housing with common property rights.
