The performance evaluation of real estate use in universities is an important part of stateowned assets management.Universities real estate is the material basis to support the development of education.The performance evaluation of real estate can provide a direct,real and complete basis for the management and decision-making of state-owned assets.The scientificity and effectiveness of performance evaluation methods are extremely important practical significance.For a long time,the theoretical research foundation of real estate use performance evaluation method in universities is weak,human subjective factors have a great impact in the evaluation process,and a scientific and effective real estate performance evaluation mechanism has not been formed,which restricts the development of the management level of state-owned assets in universities.This paper briefly analyzes the research status of performance evaluation.Combined with the current situation of real estate use in universities,the entropy weight TOPSIS model is introduced to establish the performance evaluation mechanism of real estate use in universities.Based on the SMART principle,this paper studies and selects the index system,and determines five index elements and nine output indexes.This paper combines entropy weight method and TOPSIS method to construct the performance evaluation model of real estate use in universities,uses entropy weight method to determine the weight of performance evaluation indicators,and introduces TOPSIS evaluation method into the performance evaluation of real estate use in universities.The entropy weight method is used to replace the expert scoring method commonly used in the comprehensive evaluation method.The index weight is calculated according to each evaluation index data,which is more objective and reasonable,and eliminates the influence of subjective weighting,so as to enhance the objectivity of performance evaluation results.Through scientific evaluation,quantify the evaluation data,establish the concept of house efficiency ratio of secondary school,evaluate the annual house efficiency ratio,and apply the evaluation results to the subsequent real estate management decisions such as university resource allocation,so as to effectively promote the use efficiency of university real estate.Taking a university as an example,this paper makes an empirical analysis on the performance evaluation of University real estate use,calculates the house efficiency ratio of University real estate use performance,compares the house efficiency ratio of secondary school,and verifies the applicability and effectiveness of entropy weight TOPSIS model in university real estate use performance evaluation.This paper puts forward the application mode of the performance evaluation results of real estate in universities,studies the performance evaluation results of real estate use in universities calculated according to entropy weight TOPSIS model,and studies formulates the incentive strategy of real estate use based on dynamic performance evaluation using the diminishing marginal utility method,provides an effective decision-making basis for the follow-up real estate management,and promotes the development of the management level of state-owned assets in universities.
