Research On The Promotion Of Urban Renewal By Transforming Old Factory Buildings Into Sports Service Complex

With the acceleration of China’s urbanization process,land resources are becoming increasingly scarce,and urban historical debts have gradually emerged.Therefore,it will be an important path for urban development to excavate urban stock space resources and promote urban renewal in the future.As an important part of urban inventory space resources and urban renewal,the cultural value and redevelopment potential of old factory buildings have been gradually recognized.How to transform old factory buildings to promote urban renewal has become an important research topic.In recent years,the government has been encouraging the transformation of the old factory buildings into sports service complexes to solve the contradiction between the growing demand for mass sports and the insufficient supply of sports venues and services,which also provides a new idea for the renewal of the old factory buildings.With the help of the theory of urban organic renewal and the theory of urban catalyst,this paper studies the promotion of urban renewal by the sports service complex transformed from old factory buildings through the methods of literature research,expert interview,field investigation and case analysis.This study sorted out the internal relationship between the sports service complex transformed from old factory buildings and urban renewal from the aspects of economy,society,ecology and culture;summarized the promotion mechanism of the sports service complex transformed from old factory buildings to promote urban renewal,including making detailed renewal plan of old factory building,setting up urban renewal organization,providing multiple policy support,giving full play to the advantages of multi-party cooperation,and strengthening the catalytic function of sports service complex;summarized three ways of old factory building transformation to promote urban renewal,including the type of community life,the type of people’s life and the type of industrial upgrading.On this basis,the paper analyzed the obstacles of the sports service complex transformed from the old factory buildings to promote urban renewal:1.Improper connection of project planning makes it difficult to integrate into urban renewal;2.The old factory building has its own risks,hindering the participation of social forces;3.Social forces explore on their own,and the transformation mode needs to be optimized;4.Insufficient participation of surrounding residents and lack of functional repair;5.Lack of ecological environment reconstruction and weak spatial connection;6.Insufficient protection of key buildings and fault of urban industrial culture.MASTER’S THESISThen,combined with the actual situation of the sports service complex transformed from old factory buildings,taking Shougang Industrial Park reconstruction as a case,the paper analyzed the specific performance of Shougang Industrial Park reconstruction to promote urban renewal,and summarized the following reconstruction experience:1.Supporting from multiple policy systems and integrating the transformation into urban development planning;2.Taking the Winter Olympics as the guide for renewal,and taking the building as the catalyst for transformation;3.Cooperating with many forces and involving the general public;4.Attaching importance to urban function repair and forming piecemeal reconstruction.Finally,according to the actual situation of the old factory building reconstruction in China,the relevant reconstruction experience is summarized and the following suggestions are put forward:1.Strengthening top-level design and establishing a system of joint departmental meetings.2.Introducing relevant laws and policies to improve the urban renewal system;3.Optimizing the plant reconstruction mode and establishing public-private partnership;4.Strengthening public participation and enriching the city’s multiple functions;5.The transformation of the factory building should be carried out inside and outside to integrate it into urban renewal;6.Enhancing the awareness of cultural values and inheritting urban industrial culture.It is expected to provide theoretical support and practical reference for the reconstruction of sports service complex of old factories to promote urban renewal in China.
