With the increasing aging population in China,the development of the elderly care industry has become an increasingly important area of economic development.China’s elderly care real estate is one of the important areas,referring to real estate business with the main purpose of providing residences for the elderly,aiming to provide safe,comfortable,and convenient living environment,and to offer comprehensive health,life,culture,entertainment,and other services.Currently,China’s elderly care real estate industry has gradually matured.According to data released by the National Bureau of Statistics,as of the end of 2020,the population aged 60 and over in China had reached 267 million,accounting for 18.9% of the total population.Against this backdrop,the elderly care real estate industry has also seen rapid development.By the end of 2020,the market size of China’s elderly care real estate had reached 1.6 trillion yuan,and it is expected to reach 4.5 trillion yuan by 2025.The research background of this article is the elderly care real estate market in the context of China’s aging trend,and the case study object is the transformation of the Z company College-style elderly care business model,aiming at explore the development status,existing problems,and development trends of the college-style elderly care business model,and provide references for improving the quality and market competitiveness of college-style elderly care services.This article is divided into five parts.The first part is the introduction,which respectively introduces the research background,research significance,case data collection methods and process,and case content structure and arrangement.The second part is the main body of the case,which introduces the overall situation of elder care real estate,the past and present of Z company,the opening of the College-style Elderly Care 1.0 model,and the upgrade of the College-style Elderly Care 2.0 model.The third part is the case analysis,by applying the theory of service blueprint,service process of college pension model is divided and visualized into flow chart for further analysis,echoing service blueprint provided by the Z company College Pension Institute.Applying business model canvas theory and nine elements of business model,discusses how Z company implements the transformation of business model.This thesis will discuss upgraded Z company college pension business model regarding how property managers collaborate with property owners in terms of creating value by applying theory of value co-creation.The final section of this part will disclose difficulties and challenges faced by college pension business model,including research problems,analysis ideas,theoretical basis and problem analysis.The fourth part is the recommendation and countermeasures,including improving professional service capabilities,integrating external resources,and exploring potential elderly care service needs.The fifth part is the conclusion and prospects,which respectively summarizes the research conclusions and the shortcomings and future research prospects.Through the research results of this article,it is possible to gain a deep understanding of the development process and current status of the college-style elderly care business model,and propose feasible suggestions and countermeasures for the existing problems,providing a reference for the future improvement and development of this elderly care real estate business model.
