Over the past decade,China’s aging population has accelerated,and the number of aging populations in the future will show a substantial growth trend.It will immediately enter the "super-aged" era.How to solve the old-age support problem will become the focus of social attention.In the new age,the old need not only food,clothing,food and clothing,but also need spiritual abundance,and even pursue a high-quality life.They focus more on service-oriented and non-profit traditional pension institutions that are mainly oriented by the national government.Meet the needs of modern elderly people.As a new form of real estate,pension real estate will become a new blue ocean for real estate development enterprises.Research at the early stage of the development of senior housing real estate shows that senior housing real estate projects have the characteristics of large initial capital investment and inaccurate calculation of the capital cycle,and their investment risks are greater than ordinary residential projects.This has led to the lack of independent investment enthusiasm and initiative for real estate development companies.,Making the development of senior care real estate slow.Since the 18 th National Congress of the Communist Party of China,more attention has been paid to the issue of elderly care.The government has issued a series of policies and put forward a new concept of "social co-construction" to actively encourage all actors in society to jointly build diversified elderly care services.However,the development of senior care real estate under social co-construction has not yet formed a more mature senior real estate development method.The development of senior real estate is slow,and it is unable to provide high-quality senior care services for the growing elderly population in my country.This article analyzes and attempts to find out the obstacles to the development of senior housing estate under the co-construction of our society.This article first elaborates on the research status of senior care real estate at home and abroad,and explains the concepts of social senior care,social co-construction,senior real estate,and explains the senior real estate under social co-construction in our country from the four aspects of project construction,sales methods,profit channels and operational services.Development status.Then combined with eleven domestic senior housing real estate cases and six domestic and foreign senior housing real estate cases,through comparative analysis to find the development characteristics of each project,and find out the obstacles hindering the smooth development of the social co-construction of senior housing real estate,and divide the obstacles into The four categories are the national level,the developer level,the co-construction level and the inter-subject operation level.From the four levels,25 main obstacles are extracted.Analyze the importance and social recognition of 25 obstacle factors using the questionnaire method and expert scoring method,and obtain the importance ranking of obstacle factors.It is found that the obstacle factors mainly exist in the project construction method that is not suitable for the development of senior care real estate.There are many aspects such as unclear land management methods for senior care real estate,the lack of participation of co-construction entities in senior real estate,the single form of senior care operation services,and the lack of self-consciousness of senior citizens.Finally,according to the 25 obstacles and their importance,the development strategy of senior housing estate under social co-construction is proposed.Research has certain theoretical significance and social practical value. |
