Research On Risk Management Of A Heritage Building Renovation Project

After the heritage buildings have been used for hundreds or even thousands of years,the damage of the building is unavoidable,and there will be different security risks.In the new age,our government gives great impetus to renew urban across the country.In this process,solving the protection of cultural relics or the repair and protection of heritage buildings is very important.It is the requirement of improving the function of the old building and the safety of the space structure,and it can also help the development of the city in the new period.The protection and repair of heritage buildings adopt the principle of minimal intervention and try to restore their original appearance.Formal repair projects must follow this principle to carry out maintenance and construction work.Therefore,it is necessary to carry out the research on risk identification and assessment when we repair heritage buildings.This thesis takes a repair project of heritage building as an example to research the risk management of repair project of heritage buildings.Firstly,this dissertation conducts the introduction based on the learning and referring to the previous research on risk management and introduces the research background,research significance,domestic and foreign research situation,and research methods and routes of the research.Then it starts from the heritage buildings,the related concepts,and theoretical knowledge of project risk management;define the relevant concepts of the research;and explains the particularity of the repair of heritage buildings.Once again,explain the situation of a cultural protection building repair project in detail.Based on the author’s work experience and the actual situation of the project,the author designed questionnaire and conducted to relevant practitioners.Combined with Delphi method,we identified the project risk preliminary,and we identify eight risk factors including design risk,material risk,process risk,construction risk,economic risk,policy risk,management risk and residual risk,and then we analyze the related problems and causes of risks one by one.On this basis,we evaluating the weight of each risk point in depth and verified by calculation,then we can complete the risk assessment of the heritage building repair project.After the evaluation,we found that among the first-level indicators,construction risk,process risk and design risk have great influence on the project,with the weight of 37.77%,17.97 and 17.52%.Policy risk and economic risk have little influence on the project,with the weight of only3.20% and 4.13%.Among the secondary indicators,safety risk,process loss risk,quality risk and incomplete risk have great influence on the project,with the weight of 21.96%,13.48%,11.68% and 10.32%.We can choose the risk management techniques base on the result.Using the four risk control techniques,risk loss control,risk avoidance,risk transfer and risk retention,reasonably.Expanding ideas and further developing control measures for different risk points of the project mainly from the aspects of improving the management awareness of related risks,improving the project system management and personnel control,establishing a long-term mechanism,reasonable flexibility based on the actual situation,and try to achieve the restore heritage buildings’ original appearance,repair the old as old,etc.In the end,the thesis summarizes the whole thesis and looks forward.Finally,according to the risk research of this project,it is hoped to improve the risk management level of heritage building and provide a reference for the risk management of later heritage building repair and protection projects.
