| The redevelopment of Underused urban residential land is an important means to resolve the contradiction between land supply and demand,optimise the space and layout of urban land and promote sustainable development.Under the background of territorial spatial planning,the development concepts and land use governance methods of bottom-line constraints,ecological priority and intensive development have become social consensus,and the renewal and optimisation of underused urban land has become an important element of land use development under the framework of territorial spatial planning.However,most of the existing studies have been conducted from an economic perspective,with maximisation of economic benefits as the ultimate goal of the identification and renewal of underused urban land,leading to a series of problems such as disorderly urban spatial control,resulting in a gradual imbalance in the relationship between spatial development and conservation,making it difficult to truly reconcile the contradictions between urban arable land protection,resource constraints and urban development land needs under the top-down bottom-line control and rigid constraints of territorial spatial planning.In this context,in order to realise the goal of the development and protection of urban land,it is important to ensure that the land is protected.In this context,in order to achieve effective excavation and optimal adjustment of underused urban land,solve the development problems of cities under strict control of construction land targets,and ensure a balance between territorial spatial development and arable land protection,it is necessary to innovate and make a breakthrough in the identification and renewal methods of underused urban land in the light of the new institutional environment of territorial space.This thesis firstly reviews the relevant literature on underused urban land research at home and abroad,summarises the current development status and research dynamics of urban low-utility land in terms of its connotation,causes,identification criteria and redevelopment countermeasures,analyses the limitations of existing underused land identification and updating methods and the objectives of urban underused land redevelopment,and proposes an optimisation framework for the identification of Underused urban residential land in the context of territorial spatial planning.Secondly,the evaluation model of Underused urban residential land is constructed.Based on the evaluation of the spatial development potential of residential land,combined with the actual needs of urban development and the guidance of future spatial planning,this thesis calculates the scale potential of comprehensive reconstruction of residential land from the perspective of supply and demand balance,introduces the distribution curve of residential land plot ratio and the concept of optimal plot ratio,and evaluates the construction efficiency of the current residential land.Comprehensive identification of inefficient urban residential land.Finally,an empirical study on the identification of Underused urban residential land is carried out in the central urban area of Pu’er,and a strategy for the redevelopment and transformation of Underused urban residential land in the central urban area of Pu’er is proposed,with a view to providing feasible countermeasures and suggestions for the excavation of Underused urban residential land and the scientific spatial layout of land in Pu’er and similar cities in China,and providing reference for the preparation of future urban construction land master plans. |
