| The construction industry has always been an important pillar of China’s economic sector and in recent years,it has been under enormous pressure from the general external environment.Construction companies are also vulnerable to negative impacts such as compressed profit margins and shrinking order books in the course of construction projects.Risk management,as an important element of project management,is receiving increasing attention from the construction management industry. As the most typical project in the construction industry,high-rise residential projects have certain research value. As high-rise residential projects are characterized by long construction periods, many open-air and high-altitude operations, and are highly influenced by the external environment, there is still room for upgrading and improving traditional project management methods to ensure that projects can be delivered on time with quality and quantity.Thesis uses the TQ high-rise residential project as a case study for risk management. This will help the project department to analyze the potential risks and their magnitude, and to develop appropriate risk prevention and control measures through scientific management,so as to reduce the risks of the project and ensure its successful completion.Thesis focuses on the following three aspects of work.Firstly, thesis analyses the specific risks of the TQ high-rise residential project in the context of the project’s historical data and relevant literature, and summaries them with expert experience and questionnaires to obtain four major types and 12 specific risk items, namely schedule risk, quality risk, safety risk and cost risk.Secondly, the AHP hierarchical analysis was used to calculate the weighting of the primary and secondary risks and rank them according to the consistency test, and then combined with the fuzzy comprehensive evaluation method to assess the project.Thirdly, risk response measures were developed in conjunction with the project situation.Specific measures were developed from the perspectives of risk prevention, risk control and risk avoidance in the light of the actual situation.Thesis use the Delphi method, questionnaire survey method and hierarchical analysis to evaluate risks, and proposes targeted strategies to improve the project department’s risk management capabilities and improve the risk management system to ensure the successful completion of the project. Finally, risk response measures were developed in conjunction with the project situation.Specific measures were developed from the perspectives of risk prevention, risk control and risk avoidance in the light of the actual situation. |
