| In recent years,China has been exploring the use of immovable cultural relics, and the trend of adaptive use has become increasingly prominent. As ancient sites, tombs, buildings, caves, temples and rock carvings are some of the more restricted and inconvenient types of immovable cultural relics in terms of space, structure and protection, the focus of the revitalisation and utilisation of immovable cultural relics currently falls on important modern historical sites and representative buildings. There are 528 important modern historical sites and representative buildings in Beijing, with huge resource potential, and most of these heritage buildings are located in the living streets of the old city. This paper takes the modern heritage buildings in the Donghuamen Street in the old city of Beijing as the research object.Firstly,it explains the current policy guidelines on the revitalisation and utilisation of heritage buildings in China and the work trends in various places, points out the background of the study, clarifies the purpose and significance of the thesis research, and sorts out the relevant studies on the revitalisation and utilisation of heritage buildings at home and abroad,so as to prepare the ground for the subsequent writing of the thesis.Secondly, the relevant theories covered in the study, such as the theory of preventive conservation, the theory of the spirit of place and the theory of value assessment,as well as advanced examples at home and abroad, are collated to draw on the strengths and reflect on the lessons. The current situation of modern heritage buildings within the Donghuamen Street is then examined, and the existing problems are diagnosed in the context of the overall street situation and needs analysis. Then,in conjunction with the above research,we establish a qualitative and quantitative evaluation system for the suitability of the adaptive use of modern heritage buildings, first determining whether a modern heritage building in a street is suitable for adaptive use in three aspects: historical and cultural value, architectural value and socio-economic value, and then further evaluating the potential direction of its adaptive use, identifying the most suitable direction among three directions: cultural display, business and trade, and public services. The most suitable direction of adaptive use was determined among the three directions of cultural display, business and trade, and public services, and a step-by-step integrated evaluation model was constructed. Finally, the six modern heritage buildings in Donghuamen Street that are not in a good state of adaptive use were selected for empirical research, and a specific implementation process for the adaptive use of modern heritage buildings was developed based on the evaluation results. It also provides suggestions on how to promote the adaptive use of heritage buildings in terms of space supply, resource demand and government guidance.Through this study,an evaluation system of the suitability of the revitalisation of modern heritage buildings has been constructed, which can scientifically and effectively promote the revitalisation of modern heritage buildings in the streets of the old city, help to improve the quality of life of the residents, promote the renewal of the streets of the old city, and bring into play the proper value of the modern heritage buildings in the streets, while the evaluation of the potential of the revitalisation direction also provides a precise implementation of the subsequent revitalisation The assessment of the potential of the revitalisation direction also provides a clear direction for the precise implementation of the subsequent revitalisation. The proposed revitalisation strategy for the direction of revitalisation is conducive to the implementation of the revitalisation process, and the proposed safeguards are also conducive to ensuring the effectiveness of the revitalisation process. |
