| With the implementation of urban renewal actions,urban development has changed from " large-scale incremental construction " to a high-quality development stage of " stock quality improvement and incremental structural adjustment," in which the renewal of old communities closely related to people s lives has become an important task in the new era.At present,the renovation of old residential areas generally adopts the government-led engineering renewal,focusing on improving the material basis of residential areas,while ignoring the social and economic renewal of residents participation and the spirit of the times.Especially in the renewal and transformation of old residential areas in the central urban area of the city,it fails to give full play to its location advantages,taking into account the needs of people inside and outside the community,and there is a mismatch between supply and demand,resulting in the disappearance of the vitality of the community,which needs to be changed urgently.Therefore,by exploring the connotation and representation form of the vitality of old communities,this paper formulates a vitality evaluation system for evaluation and proposes an update strategy to provide a basis and strategy for improving the vitality of old communities.First of all,the study uses vitality as an evaluation of the material space of the old community and the social activities it carries.It is clear that the vitality of the old community is reflected in three aspects : space,economy and society,which is characterized by the vitality of space use,business operation and residents communication.Then it reviews the development of residential areas in Jinan and summarizes the main characteristics of each stage.Through the investigation of the three typical communities after the renovation of the workers new village,Yanshan community,Quanjing ยท Wolong Garden,the problems existing in the renovation of the old community are summarized,and the development direction of the community is clarified.In addition,field research and resident interviews were used to investigate the Foshan Garden community to gain insight into the current situation of the community.Secondly,the research uses the analytic hierarchy process(AHP)to construct the vitality evaluation system of the open old residential area in the central urban area of the city,screens out the common and characteristic factors that constitute the vitality of the residential area,and constructs the vitality evaluation index system.The vitality of the residential area is transformed into five first-level indicators and 28 second-level indicators such as living quality,business operation,public service,traffic accessibility,and human activities for quantitative analysis.According to the different characteristics of the indicators,through the design specifications,technical guidelines,existing research and expert opinions,the index scoring standards are formulated,and the vitality evaluation of Foshanyuan Community is explored in a combination of quantitative and qualitative evaluation to find out the specific reasons for the lack of vitality.Finally,according to the results of the vitality evaluation,a targeted renewal strategy is proposed.With the goal of diversification,integration and regeneration,it is proposed to improve the basic material environment,introduce social capital operations,maintain a moderate mix of functions,create a suitable environment for the elderly in the community,promote the multi-integration of residents,explore historical and cultural characteristics,and formulate long-term management mechanisms.Strategies such as mechanism,while enhancing the vitality of the community,cultivating the self-development and self-renewal capabilities of the community,achieving the symbiosis of regeneration and transformation and community governance,promoting the harmonious and sustainable development between man and nature,the community and the city,and the neighborhood,and helping to achieve sustainable regeneration of vitality. |
