Research On Warehousing Enterprise Spatial Pattern Identification And Optimization In Beijing-tianjin-hebei Region

In the context of Coordinated Development of Beijing-Tianjin-Hebei Region,the release of non-capital functions of Beijing and industrial restructuring promotes a more dynamic spatial pattern of warehousing.Besides,warehousing resource imbalance,tightened warehouse land supply and the rising land prices put forward higher requirements for the optimal allocation of warehousing resources.Taking the data of 15,633 warehousing enterprises in the Beijing-Tianjin-Hebei Region as a sample,the spatiotemporal evolution of warehousing enterprises was studied,and the spatial differences of warehousing enterprises of different types and scales were analyzed.Negative binomial regression and difference in difference method were used to identify the key influencing factors of the spatial pattern of warehousing enterprises and analyze the impact of coordinated development policies.Taking farm product warehouses as examples,we constructed a site selection optimization model with capacity constraints aiming at the optimal sum of transportation cost,construction cost and operation cost,and solve it by the branch-and-bound method.The results show that:In a general perspective,warehousing spatial pattern presents an evolution process from agglomeration to diffusion,and the coexistence of agglomeration and diffusion.The gravity of warehousing enterprises moves to the southwest.And more and more warehousing enterprises choose to locate in the southern of the region.In the perspective of type differentiation,general warehousing enterprises scatter to the south from Beijing and Tianjin,bulk material warehousing enterprises gather to resource-based cites and port cities,lease warehousing enterprises locate in the suburbs.Cold warehousing enterprises present a twopoint-one-belt layout,showing a trend of centripetal evolution in Beijing and Tianjin.Agricultural product warehousing enterprises are located in outer suburbs.Hazardous warehousing enterprises are concentrated in Tianjin.In the perspective of scale differentiation,micro and small warehousing enterprises present a distribution pattern of one center and multipoint,while medium-sized warehousing enterprises show a distribution pattern of double center.Large-sized warehousing enterprises are distributed in the develop axis of BeijingTianjin and Beijing-Baoding-Shijiazhuang.In the analysis of key factors influencing the spatial pattern of warehousing enterprises and the effect of policies,the added value of the secondary and tertiary industries and logistics parks are important for the layout of warehousing enterprises from an overall perspective.In the perspective of type differentiation,the added value of the secondary industry is a key factor in the layout of general warehousing enterprises,bulk material warehousing enterprises and leasing warehousing enterprises.Road accessibility is closely related to cold warehousing enterprises,while the port is a gathering place for bulk material warehousing enterprises,cold warehousing enterprises,and hazardous warehousing enterprises.The layout of bulk material warehousing enterprises is mainly affected by land prices and industrial land area.Logistics parks have a significant aggregation effect on general warehousing enterprises.In the perspective of scale differentiation,the added value of the secondary and tertiary industries,population density,and logistics park factors have a more significant impact on large-scale warehousing companies.Land price is important for the layout of large-scale warehousing enterprises.In policy impact analysis,it can be concluded that the policy has accelerated the aggregation of warehousing enterprises in the non-capital functional undertaking area while promoted the reduction of aggregation of warehousing enterprises in non-capital functional reduction area.What’s more,the effect of the policy on small and micro warehousing companies is more significant than that of large and medium-sized warehousing enterprises.Referring to site selection plans for farm product warehouses in different planning periods,Baoding,Cangzhou and Tangshan in the central core functional zone are key cities for the layout of warehouses with superior geographical condition,abundant storage demand and low land price.While Xingtai and Handan in the southern functional development zone have great political advantage,.promoting them to be key areas for site selection in long-term planning.Besides,agricultural product warehouses have a preference for the layouts far from urban center at the district/county level.The research results are helpful to deeply understand the development and formation mechanism of spatial pattern of warehousing enterprises.What’s more,the results help to promote the functional integration of warehousing in the region,and realize the high-quality development of warehousing enterprises.
