Research On The Needs Of CCRC Elderly Care Community For Aging

Since the aging degree of population in China is constantly aggravating according to the official data of the International Bureau,the natural growth rate of population shows a downward trend,and the social population structure has undergone profound reform.Due to the continuous development of China’s economy and society with the increasing improvement of the quality of life,the consumption life concept of the elderly is gradually changing.The traditional family pension mode can no longer meet the living needs of the modern elderly.Therefore,it is necessary to examine the living behavior and habits of the elderly in today’s society from a new perspective.For this reason,the state has also issued many policies to allow private capital to enter the pension industry,which makes the pension industry gradually marketized,resulting in the birth of pension real estate,among which CCRC pension community has become one of the hot pension real estate development models after long-term development.The age-appropriate configuration of its products is the key to meet the needs of the elderly.However,whether the complex age-appropriate configuration is highly needed by the elderly remains to be verified.Therefore,it is imperative to study the demand degree of age-appropriate configuration of CCRC elderly care community products to cope with the changes in the living needs of the elderly in today’s society,explore their demand degree for mainstream age-appropriate configuration and ensure the optimization of their living conditions.This article is mainly aimed at the Self care elderly.Based on Masno’s hierarchy of Needs theory and KANO’s theory model,this paper studies the products of Casualty Care Research Center(CCRC).It selects domestic high-quality CCRC project cases to conduct in-depth analysis of the site selection,supporting facilities,indoor and outdoor living space for aging configuration of the elderly care community.It draws on the characteristics of site selection from excellent cases,focuses on studying and summarizing the geographical factors and the convenience of life,and gives qualitative analysis conclusions of site selection.It analyzes the needs of CCRC project configuration from physiological needs,safety needs,social needs,respect needs and self-actualization.It reflects the relationship between product and satisfaction based on the satisfaction degree of user demand,including customer expectation,perception and degree of satisfaction and loyalty.It analyzes from the economic level and age level of the elderly,then establishes an analysis model.Finally,it obtains the customer’s demand priority for community supporting facilities and aging configuration of internal and external living space,which has guiding significance for developers to build elderly care communities.It puts forward the strategic guarantee policies suitable for continuous care services for the elderly community elderly community products: To fulfill community elderly publicity,improve the personnel training mechanism,and form the core ability.Meanwhile,it completes the market segmentation work and consumer positioning work,improves the government support strategies and other measures,so as to create a better living environment and better cope with the increasingly severe aging situation.
