Since the 21 st century, the aging of population and the intensification of urbanization are the two most significant characteristics of our time.As a developing country,China is facing more serious problems of aging and urbanization at the same time of rapid social and economic construction.Limited by the political and economic system and traditional moral concepts,in China’s current "9073" pension model, the vast majority of the elderly choose to stay in their original homes. In this context, higher requirements are put forward for residential areas where the elderly live. However, most of these settlements were built in the 1980 s and 1990 s,and are plagued by problems such as inadequate infrastructure, chaotic road flow and outdated residential functions;design intervention is needed to improve the elderly environment.First of all, based on the perspective of "aging in place" in Taiwan, this paper conducts a survey on the old residential areas in Nanjing, and carries out design practice with the knowledge of interior design. The viewpoint of "aging in place" proposed in Taiwan is consistent with the general direction of the current pension policy in the mainland, and Taiwan is more mature in development, which is more in line with the national conditions compared with foreign policies.Secondly, through the field research method of literature, case analysis and induction, with micro-renewal as transformation ideas, taking old residential areas built in the nineties of the last century for the transformation objects, this paper selects eight residential areas for field research in four administrative region of the central city-Xuanwu District,Qinhuai District,Jianye District, and Gulou District,to probe into the current residential area in the deficiency in the process of aging, find problems and provide factual basis for subsequent design practice.Thirdly,Suojin Village,Xuanwu District,Nanjing,a representative old residential area with a high degree of aging population,is selected to conduct in-depth research from Suojin Village 1to Suojin Village 4.In the form of observation, interview and questionnaire survey,SPSSAU is used to sort out and analyze the obtained data,so as to understand the behavior characteristics of the elderly in their daily life in the residential areas, their actual needs and suggestions for the renovation of the residential areas, etc.,and provide data support for the subsequent design practice. Then,Suojin Si Village in Xuanwu District of Nanjing city is taken as an example, using knowledge and skills related to interior design,to carry out the practice of micro-renewal of Suojin Village 4,create a livable residential environment and realize the sustainable development of the residential area. Finally, the paper summarizes the shortcomings of the design and the development trend of the aging renovation of the old residential areas.Current housing construction has gradually shifted from incremental development to stock development. The renovation of old residential areas is not only in line with the mainstream trend, but also out of humanization considerations to create a better living environment for the elderly in their later years.Since the emergence of COVID-19 in 2020,in the post-pandemic era, humans must learn to live with the virus.Regional outbreaks are sporadic, and residential areas are important sources of livelihood for the elderly if they are closed and controlled. Therefore, the aging micro-renewal of old residential areas has become a key point of focus in current urban construction.
