With the deepening of the national economic system reform and the improvement of people’s living standards,more and more enterprises have invested in the field of long-term rental apartments under the background of favorable policies.Although the development momentum of long-term rental apartments is strong,it is undeniable that this emerging industry is also experiencing the test of the market.Cost control is very important for enterprises,and effective cost management is the key to solve this problem.Therefore,the research on cost management and control of long rent apartment enterprises has both theoretical and practical significance.The project cost control of long-term rental apartment is a systematic project.Many cost factors will be involved in the whole life cycle of project investment decision-making,design,construction and operation.The cost factors in each stage are interrelated and affect each other.Therefore,this paper takes the whole life cycle project cost control of apartment enterprises as the research object,takes TZ project as an example,discusses the cost control problems in the project investment decision-making stage,design stage,construction stage and operation and maintenance stage,and puts forward the improvement measures of project cost control based on empirical analysis.Based on the research and analysis of the cost control theory of long-term rental apartment project,according to relevant scholars and industry practices,the project is divided into four stages: investment decision-making,design,construction and operation and maintenance.After that,it surveys and collate the basic information and cost control status of the TZ project,analyzes the problems and causes of TZ project cost control stage by stage,and finds that there are some problems such as inadequate pre research,unscientific decision making,irregular design,lack of dynamic control and low level of operation services,and SWOT model analysis,value engineering,and so on.The earned value method is applied to the cost control optimization process of each stage,and then the corresponding cost control strategies are put forward for each stage from the perspectives of improving the investment decision-making process,scientifically demonstrating the investment report,improving the design quality,enhancing the economy and integrity of the design,establishing a dynamic and active cost control system,improving the operation service level and updating the operation management mode,To further optimize the cost control of long-term apartment project.
