As the pillar industry of the national economy,the real estate industry has an important impact on the country's politics,economy and even the national economy and people's livelihood.In recent years,with the active intervention of national macro-control,the development of China's real estate industry has also entered a mature and standardized development stage.Under the new normal of economic development,market competition will become more intense,and the real estate industry has also entered a stage of "quality" to win.The new market environment places higher requirements on the management capabilities of real estate companies.Effective and reasonable cost control has also become an influential factor that affecting the strategic development of real estate development enterprises.The level of cost management of an enterprise not only has an important impact on the success of projects but also plays a decisive roleinthe sustainabledevelopment of enterprises.From the perspective of system theory,the development of real estate projects is an organic whole.The entire process of project development involves many cost factors,and the stages are interconnected with each other.Therefore,research on the cost management of residential projects needs to be carried out based on the full life cycle of the project.Based on this,this article will take the ZX project as an example,based on the full life cycle of real estate residential project development,and carry out a casestudy to study the cost control ofeach stageof the project.The main content of this thesis is to study the theory of cost control.Through investigation of basic information of ZX real estate project,the whole life cycle of ZX real estate project is divided into five stages: decision-making,design,construction,completion and sales.The paper analyzes the composition of the life cycle cost of ZX real estate projects,analyzes the cost deviation and its causes step by step,and applies the earned value method to the construction stage for cost deviation analysis Finally,a life-cycle cost control plan for ZX real estate projects is constructed,and corresponding cost control strategies are proposed for each stage.It is expected that in future projects,the project costs can begreatly reduced inthe entireprocess tofurther optimizethecost control of realestate projects.
