| As the development of real estate projects is a policy sensitive,capital intensive,high-risk and high-yield industry,with the extrusion of the real estate bubble and the gradual reduction of profits,the high risk of real estate projects is gradually emerging.However,due to various reasons,most enterprises in our country are slow to respond to risks,lack of effective risk prevention measures,and do not form a systematic risk management.The market is always accompanied by risks and opportunities.If a large number of national macro-control policies and other influencing factors on real estate projects can be well handled,transformed and absorbed,risks can be turned into opportunities.Therefore,risk management plays a key role in the project of ruiantang.In this context,this paper takes Ruian Tangxia project as an example to study the risk management of engineering construction projects.Firstly,this paper summarizes the research background and significance,domestic and foreign literature review,research content and methods,and also introduces the concept of project risk management,which lays a theoretical foundation for the following analysis.Secondly,the Delphi method is used to design the risk factor questionnaire prediction table,and 30 experts in the industry are surveyed and the results are confirmed.Finally,26 risk factors of six categories including design risk,cost risk,schedule risk,machinery and equipment risk,technical risk and quality risk are identified.Thirdly,the fuzzy comprehensive evaluation method based on analytic hierarchy process is used to calculate the relative weight value and comprehensive weight value of each risk factor index,and the membership degree value of each risk factor index is obtained.After constructing the weight matrix and membership matrix of each level,the matrix combination operation is carried out,and the overall risk and various risk levels of the project are carried out based on the risk level judgment standard It is concluded that their risk levels are general.Finally,based on the results of the project risk assessment and the basic data of the evaluation,this paper uses the comprehensive scoring method to calculate the comprehensive score value of various risk factors,and determines three important risk factors: the quality management system does not meet the requirements,the technical quality of construction personnel is not qualified,and the cost of raw materials is overrun,and targeted control measures are formulated. |
