| The construction and improvement of the community life circle is an important part of the construction of a livable city.As a part of the public service system of the life circle,the commercial facilities of the community are closest to the people’s livelihood and shape the vitality of the city.The overall configuration level and the quality and convenience of residents’ daily life closely related.At present,for the evaluation of the spatial configuration of the commercial facilities in the community,there has not yet been an efficient and standardized evaluation method recognized by the academic circle that is suitable for the construction standards of the living circle.Based on the perspective of the life circle,this article focuses on the evaluation of the space allocation of community commercial facilities and its optimization strategy.It has important practical significance for exploring the construction of the 15-minute life circle in Tianjin and even the universality of the community’s commercial service facility evaluation system..This paper takes Nankai District of Tianjin City as the main research carrier,and firstly establishes a multi-dimensional data set of the 15-minute living circle in Nankai District by means of POI data crawling and on-site surveys.On this basis,determine the principles,objects and quantitative measurement indicators for the evaluation of the spatial configuration of community commercial facilities,and gradually improve the construction of the evaluation system.Based on the constructed15-minute living circle facility space allocation evaluation system,the current distribution characteristics of community commercial facilities in Nankai District,Tianjin City are given intuitive feedback through nuclear density indicators,and the coverage and compliance rate of community commercial facilities are covered(QR),convenience index(CDL),development coordination index(DCL),disequilibrium index(UI)and other indicators are measured to complete the objective quantitative evaluation part of the subjective and objective evaluation system.Through rigorous questionnaire preparation,release and screening,the demand and satisfaction feedback of residents in Nankai District for community commercial facilities can be obtained.Combining the multi-dimensional measurement data results in the previous article,complete the construction of a subjective and objective evaluation system for the spatial configuration of community commercial facilities.Based on the IPA three-dimensional space matrix,it completes the classification of facility configuration efficiency and the coordination relationship between supply and demand,and summarizes the problems of insufficient convenience level in the current commercial facility configuration,imbalance of local supply and demand relations,and out of control of spatial quality.Finally,three principles for optimizing the allocation of community commercial facilities based on the theoretical system of living circles are proposed,namely,the principle of balancing fairness and allocation efficiency,the principle of combining economic benefits and social functions,and the principle of putting people first and emphasizing the improvement of residents’ sense of gain.Based on the full interpretation of the space configuration evaluation results obtained in the previous article,specific implementation paths,standards and strategies are proposed for the construction of living circles and the optimization of community commercial facilities configuration.The core configuration optimization strategy mainly includes three dimensions-supply-demand adaptation optimization strategy,spatial layout guidance strategy and configuration evaluation and replenishment strategy. |
