Along with the rapid development of China’s economy and society,urban construction is also proceeding at an astonishing speed,and the number,scale and speed of its construction are amazing.And with the increasing population in cities and towns and the continuous depletion of urban land resources,real estate developers have begun to focus on commercial complex projects with high returns and high intensification.Compared with ordinary residential buildings,commercial complexes have complex structural functions,large building scale,tight construction schedules,and are mostly located in central urban areas,and there are a variety of uncertain risks in their construction process,and whether this kind of risk can be effectively controlled and managed will be directly related to the success of the project or not.Therefore,it is particularly important to effectively manage the risk of commercial complex projects in a scientific,professional and efficient manner.On the basis of sufficient research,the theories related to the risks of commercial complex projects were analyzed,combined with the characteristics of commercial complex projects.In order to make the risks of commercial complex engineering projects clearer,the preliminary risk identification was also carried out in this context,using brainstorming.In the risk analysis of this project,the Delphi method was also applied to synthesize its various risk factors.In addition,a risk list was created by aggregating each risk factor.Based on this,a comprehensive risk assessment index was established in this paper to identify the risks in the construction phase of the W commercial complex project in preparation for risk assessment.Then,by using Analytic Hierarchy Process(AHP),the risk assessment results of the W commercial complex project were obtained.Through the fuzzy comprehensive evaluation method,the risk level of the W commercial complex project during the construction phase was determined,and corresponding measures were proposed for these risk points.The results of this paper can provide some reference value for the risk management of future commercial complex construction projects.The risk identification of the construction phase of the W commercial complex project shows that there are 4 primary risk factors,namely human factors,management environmental factors and factorsphysical factors,and 16 secondary risk factors in the construction phase of the project.This study shows that the risk of management factors>risk of human factors>risk of physical factors>risk of environmental factors,the construction plan,operator irregularities,regulations,management measures are not in place,project funds are not in place,the technical level of operators,construction machinery and equipment are the top 7 risk factors.During the construction phase of the W commercial complex project,itis important to develop a feasible risk response plan for management,people and material issues.At the same time,environmental factors cannot be ignored.
