Technological evolution in each era are changing people's lives,and cities have always been the spatial carriers of new technologies and new economies.In the era of globalization and the Internet,new technologies and new economies are constantly transforming the urban space.The "sharing economy" has become a new buzzword in urban life.Online platforms connect owner,underused assets with those seeking short-term leases of these assets.These economic activities exert a profound influence on the urban environment,as they subvert traditional forms of hospitality,transport,services and housing,and raise new questions about urban planning,implementation and governance.With the rapid development of sharing economy,foreign research literature of online short rent presents a increase trend in recent years.Related studies show the interdisciplinary and multi-dimensional characteristics.The researches on urban planning and geography mainly focus on the spatial distribution characteristics,influence effects and urban governance strategies of online short rents,which are rarely studied in China.Although China's sharing economy started late,it has achieved remarkable development around the world.The lack of research at the city level will undoubtedly limit people's in-depth understanding of sharing accommodation.In order to fill this research gap,this paper takes the main urban area of Nanjing as an example with the help of Airbnb data,and analyzes the development characteristics of P2 P short-term rentals in the main urban area of Nanjing from three aspects: spatial distribution characteristics of short-term rentals,influence on typical residential areas,and development dynamic mechanism of short-term rentals.First of all,this paper analyzes the spatial distribution characteristics of P2 P short-term rentals in the main city of Nanjing based on the data set of Airbnb listings in Nanjing from 2016 to 2019.This paper analyzes the overall development of Airbnb from the perspectives of growth trend and housing types.This paper analyzes the general distribution characteristics of Airbnb from the aspects of agglomeration characteristics and development trend.Then the Ordinary Least Squares(OLS)regression is used to analyze the correlation between the Airbnb distribution and the urban spatial elements,and the spatial relationship between them is analyzed in detail.This article suggests that,from the development trend point of view,Airbnb in Nanjing main city is growing rapidly,its housing type shows the characteristics of both stock housing and incremental housing;From the space distribution of Airbnb in 2016-2019,The development of Airbnb has gone through the stage of "urban business card scenic spot--urban commercial center--urban transportation hub--urban rail transit station--spread development".Its distribution associated with urban built environment,generally present distribution features of "Agglomeration in center,Linear series in peripheral ",and there is a coupling relationship with urban structure.Secondly,We chose the residential area with the highest density of Airbnb units,conduct in-depth interviews and questionnaire surveys.The questionnaire investigates residents' influence perception of P2 P accommodation from four aspects: cultural,economic,social and environment.It is found that P2 P accommodation has different effects on different types of residential area.In addition,the paper analyzes the impact of P2 P accommodation on the long rent housing market,and finds that the P2 P accommodation has not yet caused a significant impact.However,the potential risks still deserves attention,because the cluster area of Airbnb is a region with high demand for migrant workers renting houses.Finally,we analyzed an operation status of Airbnb in terms of the commercial host,and a considerable number of units were operated by commercial hosts.The sharing accommodation is characterized by capitalization and industrialization.This article analyses Airbnb development environment from the policy and space level.The dynamical mechanism of the development of Airbnb is analyzed from the perspective of the promotion effects of demand side,production side and platform side.Moreover,through the interpretation of relevant policies and the reference of cases,Suggestions are put forward for the precise governance of P2 P accommodation in Nanjing.At the end of the paper,the conclusion and discussion are made,the research content is summarized,and the direction and prospect of the future research on P2 P accommodation are proposed according to the innovation points and shortcomings of the research.
