In the 1980s and 1990s,in order to solve the housing shortage of urban workers,a large number of houses were built in every city in China.At present,most of these buildings have been in service for more than 30 years,and there are some problems such as damaged houses,backward supporting facilities,and various potential safety hazards.In view of the above problems,our country has started the renovation project of old residential areas.Since 2019,with the closure of shed renovation,the renovation of old residential areas has become an important means to benefit people's livelihood and expand domestic demand.Therefore,the overall renovation of old residential quarters and the seismic performance analysis of building structures have become hot issues in the engineering field.On the basis of investigating the present situation of several old residential areas in Xiaguan Town,Dali City,and combining with the relevant national old residential area reconstruction background and policies,this paper makes a systematic analysis and in-depth theoretical research on the overall reconstruction contents,methods and anti-seismic measures of the old residential areas.This paper is mainly divided into five parts.The first part mainly clarifies the background,purpose,significance and content of this study,and generally discusses the construction background of old residential areas in China and the research status of old residential areas renovation at home and abroad.In the second part,the national and local policies related to the renovation of old residential areas are introduced.On the basis of on-the-spot investi gation,the characteristics of the old residential areas in Dali are summarized,and the necessity of improving the overall supporting facilities and structural seismic measures of the old residential areas is discussed,which paves the way for the implementation and research of the subsequent overall renovation and seismic reinforcement.In the third part,the reform contents of relevant national policies and regulations are sorted out,and combined with the actual situation of Dali City,the reform contents of old residential areas,the problems encountered in the transformation process and the strategies to solve the problems are analyzed and studied,and the achievements of implementing the transformation are introduced.The fourth and fifth parts are the concrete practices of structural safety problems encountered in the third part of the renovation work.The fourth part introduces the procedures,contents and requirements of structural safety assessment of old residential buildings,and discusses the appraisal contents and evaluation principles of structural seismic performance of old residential buildings,which provides a basis for the necessity of seismic reinforcement of some old residential buildings.In the fifth part,the housing safety and seismic resistance of the dormitory of garden community autonomy Candy Factory to be reconstructed are appraised.The compressive bearing capacity,seismic bearing capacity and height-thickness ratio of the project are checked by the appraisal and reinforcement module in PKPM finite element analysis software,according to the appraisal conclusion,the corresponding reinforcement scheme is put forward,and the cost of each scheme is analyzed.It is hoped that this paper will provide some reference value and reference for the renovation work of similar old communities by summarizing and sorting out the current problems of old communities,solving strategies of problems encountered in the renovation process and identifying and strengthening schemes of related projects.
