| At present,there are significant differences in educational resources in China.The differences in educational resources are caused by the imbalance in the distribution of educational resources,the differences in management system and supply mode caused by the imbalance in social and economic development.In China,the regional and urban-rural differences in educational resources are not only a prominent contradiction in the development of education,but also a significant feature and embodiment of Chinese educational differences."School District Housing" and "school selection fever" are social hot issues derived from the differentiation of educational resources,which have aroused widespread concern of the society and brought problems for promoting education equity and housing price regulation.High quality education resources are mainly concentrated in key schools.In terms of hardware,the campus environment of key schools is more beautiful and the education equipment is more advanced;in terms of software,the teachers of key schools are stronger and the students are more excellent;in terms of administrative treatment,key schools receive more education funds.As a result,parents are trying to get their children into famous schools.However,the current "Nearby Enrollment" policy in Wuhan has led key schools to only accept students living in their corresponding areas,and high-income families can let their children enter famous schools through the shortcut of purchasing houses,thus reducing the competitive pressure of their children’s enrollment.Due to the economic pressure,low-income families can’t let their children get the chance to study in famous schools by buying houses,so it’s more difficult for poor children to change their own destiny through education.To some extent,the policy of "enrolling nearby" has exacerbated the unfair phenomenon of education and caused problems such as rising house prices.The purpose of this paper is to study the impact of educational resource differentiation on housing prices,explore the relationship between educational resources and real estate,and put forward constructive suggestions on improving the phenomenon of uneven distribution of educational resources and rising housing prices in school districts.First of all,through reading a large number of domestic and foreign literature to summarize the previous research experience and shortcomings,to determine the research ideas and methods of this paper.The first step is to analyze the current situation,and study the housing market situation of the seven districts in the center of Wuhan,the spatial distribution of education resources in Wuhan and the distribution of high-quality education resources in Wuhan.The second step is the theoretical analysis,using the theory of supply and demand and the theory of foot voting to qualitatively analyze the impact of education resources on housing prices,and the theoretical analysis shows that education resources have a positive impact on housing prices.The third step of empirical analysis,because there is no good statistical data for use,we need to collect and sort out the sample data manually,so the data collected in this paper is not so much.In this paper,140 real estate data of seven districts in Wuhan city center are collected,building characteristic variable,neighborhood characteristic variable,location characteristic variable,education characteristic variable are extracted,characteristic price model is established and regression analysis is carried out.In the selection of model form,by comparing the regression results of linear form and semi logarithm form,the semi logarithm form with better fitting effect is finally selected.Comparing the regression results of excluding the education characteristic variables with the regression results of adding the education characteristic variables,it is found that the fitting effect of the model is better after adding the education characteristic variables,which shows that the education characteristic variables have an impact on the housing price.Then,the model is further optimized by eliminating the non significant variables.After the final hedonic model is obtained,the model is tested by statistics,multicollinearity and heteroscedasticity.In the fourth step,a case is introduced to test the practicability and reliability of the final model.The empirical conclusions of this paper can be classified as the following: first,the number of schools has no significant impact on housing prices.Secondly,the number of key primary schools and key middle schools has a significant positive impact on housing prices,and the impact of key primary schools on housing prices is greater than that of key middle schools.Third,the four sub variables of neighborhood characteristics have a positive impact on the housing price,among which the environmental matching has the greatest impact on the housing price.Based on the above conclusions,five suggestions are put forward: first,the government should increase the support for ordinary schools and narrow the gap between ordinary schools and key schools.Second,the Ministry of education should set a standard for running schools,standardize them and run every school well.Third,the Ministry of education should actively promote quality education,encourage schools to run with characteristics,and diversify the evaluation indicators of schools.Fourth,ordinary schools should learn from key schools to improve their teaching quality and enrollment rate.Fifth,parents should change their prejudice on ordinary learning,attach importance to family education and cultivate their children’s good learning habits. |
