After nearly forty years of rapid development,China’s property management has made great progress in terms of area scale,performance increase,industry profit,number of enterprises,brand competitiveness,etc.Along with the new round of technological revolution and industrial change and the wave of diversified development,the value of professional services in the property industry will be further highlighted,and innovative services become the core competitiveness.Modern property companies enhance the service quality and professional level of property security guards by organizing multi-faceted training,which is precisely the new industry and new mode that highlights the property to enhance product competitiveness,develop good products and serve customers well,and innovative services become the latent power to create economy.Galaxy Smart Living Company of Guangzhou Branch,As a leading domestic service provider of good urban life,has developed into a professional service company with property service,real estate management,asset service,life service and industrial support as its core,with "one flower blooming five leaves" as its core strategic idea.This paper takes Galaxy Smart Living Company of Guangzhou Branch as the research object.Firstly,we analyze the large turnover rate of security guards and reflect the main problems of the current security guard training,namely,the existing training courses of the company cannot meet the needs of security guards,and the training courses are too single;there is no targeted personal career planning course,and security guards feel that they have no future in the company and no sense of belonging;the training courses are relatively old,and the training contents are not relevant to the actual situation.The training courses are relatively old,the training content is not closely enough related to the actual,after learning can not be used in practice;job skills training are relatively basic,training can not raise interest,the enthusiasm to participate in the course is not high.Secondly,we use in-depth interviews and questionnaires to find out the reasons for these problems,namely,the reasons for training needs,the reasons for training course development,the reasons for training teachers,and the reasons for training effect evaluation.Finally,according to the training-related theories,the optimization plan of security guards training in Galaxy Smart Living Company of Guangzhou Branch was proposed,namely,the training demand analysis in terms of strategic level,organizational level and individual level,the curriculum plan optimization in terms of the cognitive law of security guards adults,the characteristics and nature of the property industry and the training objectives of the company,the teacher plan optimization in terms of the personal comprehensive ability,teaching level and teaching methods of the instructors,and the training cognitive outcomes and skills.We optimize the training program by making multi-dimensional effect evaluation in terms of training cognitive results,skill results,emotional results and performance results.Innovative services are leading the metamorphosis of property from management to quality,and the new era has given security guards higher standards and requirements for property services,and through a variety of scenario training to improve the resilience and comprehensive quality of security guards,and through a variety of practical training to improve the service skills of security guards.The training program developed in this paper for the security guards of Galaxy Smart Living Company of Guangzhou Branch based on scientific training theory is not only a reference to improve the selection,training,use and retention of security guards,but also a good example and benchmark for the property industry to enhance the company’s brand and popularity,and also provides meaningful reference and reference to standardize the systemic construction of the security team in the whole property industry.
