With the continuous development of our society,the agin g population has become a topic of great concern to the whole society.The acceleration of the aging population has promoted the rapid development of the elderly care industry.The elderly care industry is already an industry that the country attaches impo rtance to and has broad development prospects.However,with the development of economy and society,the elderly group has put forward a higher market demand for old-age care,which makes the old-age care industry develop rapidly and also makes the development of the industry show fierce competition.In order to meet the needs of the market,pension real estate is constantly updated and upgraded,and new real estate projects and supporting facilities are continuously developed,which has promoted the development of a series of new real estate industries.How to maintain a lasting advantage in the fierce market competition,continuously expand its market share,and increase income has become the key to the development of pension real estate.Therefore,it is particularly important to promote the development of supporting projects for elderly real estate through marketing strategies.This article takes the “Happy Town” old-age supporting project of Xinjiang Tebian Electrician Real Estate Development Co.,Ltd as an example,and refers to the successful experience of old-age home and abroad real estate projects.Based on relevant marketing theories,it uses literature research methods,data collection methods,market research methods,etc.Collect relevant data,o n the basis of data analysis,firstly use PEST analysis,SWOT analysis,STP theory and other analytical tools to systematically analyze the internal and external environment and current industry of Xinjiang Tebian Electrician Real Estate Development Co.,L td "Happy Town" pension supporting project Development status,clarify its own advantages and disadvantages,predict the opportunities and challenges that may be encountered in future development,and draw from the analysis results that Xinjiang Tebian Electrician Real Estate Development Co.,Ltd adopts a growth strategy at the current stage of development.Secondly,further analysis of existing marketing strategies and marketing resources,and then the market segmentation of the "Happy Town" pension project is mainly based on the age and consumption level in the survey,and two main market positions have been selected.Again,this article has formulated strategies suitable for project development on the basis of market segmentation,in which product strategies are mainly formulated according to different project characteristics;price strategies mainly include benchmark price strategies and dynamic price strategies;channel strategies mainly include internal channels And external channels;promotional strategies mainly include advertising promotions,discount promotions,experiential marketing,and public relations promotions.Finally,based on the above analysis and summary,we put forward guarantee measures for the implementation of marketing strategies to ensure the smooth implementation of marketing strategies.This paper aims to play a positive role in the smooth development of the project through the research on the marketing strategy of the "Happy Town" old-age supporting project of Xinjiang Tebian Electrician Real Estate Development Co.,Ltd.The application value hopes to have a certain reference significance for the development of other pension real estate.
