Research On The Application Of Lean Construction In The Residential Construction Of LC Real Estate Company

In recent years,China’s real estate industry has developed rapidly at an amazing speed,occupying an important position in China’s national economy.With the rapid development of China’s civil housing market,real estate residential projects have become the backbone of the development of China’s real estate enterprises.However,in the current construction of real estate residential projects in China,extensive management mode generally exists such disadvantages as unreasonable waste of materials,low efficiency of construction operations and frequent production quality problems,which seriously restrict the improvement of the management level and economic benefits of real estate residential projects in China.The concept of "lean construction" is borrowed from the lean production theory adopted in Japanese industrial and manufacturing production.Its essence is the construction production management mode that maximizes value and minimizes waste by taking value stream as the center and using professional technology and methods in the process of project construction.Looking at China,there have been some achievements in the application of lean construction in the construction field,but the application system of lean construction based on the concept of lean construction for real estate and residential projects has not been deeply developed,and there are only a few cases of the application of lean construction management mode in actual real estate and residential projects.Therefore,this paper takes the residential construction of domestic LC Real Estate Company as the research object,draws on the concept of "lean production" in industrial production and combines with the current situation of the residential construction of the company to apply lean construction to the residential construction management of LC Real Estate Company.Firstly,the paper analyzes the current situation and existing problems of LC Real Estate’s residential construction,and analyzes the causes of existing problems in its design,procurement and construction by using the fishbone diagram method.On this basis,the construction goals of standardization,industrialization of construction,visualization of management and neatness of the site of residential engineering are proposed,and the application path of lean construction in design,procurement and construction is deeply explored.Finally,the improvement effect of the application of lean construction technology in LC real estate residential project was compared and analyzed.The research shows that the application of lean construction technology in H residential construction can effectively optimize the construction process,shorten the construction period,reduce costs and improve the economic benefits of residential construction projects.
